      PRs not only factor in home demand

      THE influx of permanent residents and foreigners is not the only factor driving the demand for housing, National Development Minister Mah Bow Tan said yesterday.

      He was responding to a question from Mr Liang Eng Hwa (Holland-Bukit Timah GRC) on why the ministry did not increase flat supply earlier to cater to the increased number of immigrants.

      Mr Mah cited the \"sentiment- driven nature of the market\" as well as broader economic forces as contributing to overall demand.

      The recent increase in property prices, for example, reflects improved economic sentiment and low interest rates, he said.

      An uncertain economic outlook in the first half of last year also resulted in the ministry further cutting back on supply.
      \"We take a long-term view, but we also need to be cognisant of the short term... We have to be very flexible and view our housing supply in a very pragmatic manner,\" Mr Mah said.





      When demand bounces back, supply can't increase on time. Govt's policy of attracting PRs to replace ageing population & increase fertility rate is not over night thing, Not too long ago, it was reported we have 4 mil population, now 6 mil. What sense is he talking?? :?

          Agree a coin has 2 sides (how many retired, retrenched in your illustrated example who want to downgrade compared to those first time applicants who can't get a flat?) , but no need to shot down others and at the same time create a mountain out of a mole hill by emphasing a single point many times. 😎

Actually with this kind of ruling, won't it reduce the number of resale hdb on the market cos pp will want to hold on to it as long as possible even if they can upgrade to private (ie they may buy private PLUS hold on to hdb) - thus exacerbating the situation?


            If I have both hdb and private, there is no way in hell I will get rid of my hdb becos I'll have to empty my portfolio to buy another hbd....even if I have to leave it empty for a long long time

            there still plenty of people out there denying there are rich HDB dwellers / owners

            however, they will be some eventually who need to sell as the bridging finance for the new condo is ending (collecting keys to the condo liao, time to pay up) and there is not enough money to service both housing loans if want to hang on to HDB

This is no brainer logic.[/quote]I think you still cannot believe and cannot accept that there are poor private property owners and there are rich HDB owners. You only want to see your point of view as the only valid point.

                      Rich or not rich is subjective.

                      In your example above, to me, that person simply mis-calculate his ability to finance or didn't think of any adverse situation (ie in case retrenched in future). This person simply jump into the band wagon as others to take advantage of the low interest rate. But interest rate is not always low.
