Please advice me about HDB resale price.We sold our house 2 years ago.We are staying in 3 room rental house.My husband always told me wait for sometime,the price will go down.We are facing so much problem now.In our neighbourhood houses so expensive.If we looking another place we have to consider good primary school.Life so stressful.Do you think the price go down by end of this year?

Too late. Unless BTO build finish by 2nd year, and govt remove 5 yr MOP, the supply of resale sama-sama these 7 years.... Low.

Already wrote to MND blog asking Mr Khaw to abolish 60% loan for 2nd mortgage, revert back to 80% loan on condition that the 1st property be sold within 6 months after collect keys to 2nd property. This will let the private and HDB dwellers to come forward to sell their property lah... And also remove speculators since these people are trading one unit for another, one home for another newer home....

The next big one is shrinking supply of HDB flats advertised for sale… A quick look at yesterday paper shows 2 column per HDB district in older mature estate! Sengkang 4 - 5 columns. The norm would probably be > 4 columns per hdb distinct… Mine under Geylang distinct less than 2 column, if combined think can fit in 1 column…


Simply put at this time, demand outstrip supply a great deal…

Our 13 yr old hse very nicely done up and 7 mins walk from Woodlands MRT. Our hse was tenanted for 4yrs n after the gd tenants move out, we decided to sell.


Agent post ad on Monday for open hse on Saturday, but buyers cant wait n insisted on viewing ASAP. So open hse was arranged on Wed nite.

Overwhelming response, more than 25 groups/ families turn up for viewing and I rcv 10 offers of COV +30k to +50k immed.

Our hse was sold the same nite, first open at COV +58k to Sporean family.

Can u believe the pent up demand for for housing??

We follow our mentor advise: Individuals have no business to think that they can outsmart the market. Actually refers to stock mkt, but applies to property too...


On average give 10 years between boom and bust. So if buy now, sell at next boom if you dun want lose money lah. I bought mine 1st flat in 1996, sold at loss of $70K (exclude reno touch up), but re-buy and paid in full the current 3rm flat (now value went up to more than recover the $70K, on paper lah). We do that to try for Maha Bodhi Pri for DS, but ended up he study elsewhere.... Haiz.....

For investment property, a definite must to understand the boom and bust. Never try time the mkt, nor follow herd instinct. But if people had done their homework and confident in their decision, do stick to your gut feelings and never panic. You are seldom wrong.....

I guess u got to act fast in buying a flat. renting $1700 per mth is paying other ppl flat for free. since u have cpf why not use cpf to own a house. dun wait till market boost up again really jia lat. now no matter where u see even sure got cov de. i went in to property guru website to see before got a few at sembawang not bad de. cov not asking too high also. u go in and see ok.

cash is the most important thing u must have in hand now. dun go and rent others ppl flat and fork out ur hard cash anymore. save it up ok... i really dun wish another person will be like me again..

We also put-off by this rule even though we want sell to move to nearer parents... Doubt HDB prices will drop in these 2 years.


2nd suspect that PRs forced to buy PTE property if they have property in their homeland, so in near future doubt prices come down until existing PRs have bought their homes plus no free flow of foreigners to convert PRs like past 3 years....

Unless govt policy change to allow interim 2nd mortgage at 80% loans for 6 months (to sell after buy), or that pte property prices crash to narrow the gap between HDB and PTE property.

DH opinion and observations only.... Yet dont wanna bet against it now that the newspapers have property analysts saying similar :sad:

yeah now we r looking in Sembawang nearby our house.Now we were viewing a house is in 2nd floor and COV 25K is very good condition.I liked the house.My husband offer 10K but owner not yet accept.The house still available.Pre. this type of house gone faster,even very original houses sold faster.So we wait.We need to move in Nov so still have time.Pre we were looking in Bukit panjang also then think about children's schools.So we decided to continue here.Thanks for your advice.

COV25K , with no reno required sounds good. The papers stated that COV is on the climb again... if ther seller isn't in a rush to sell , most likely they will hold on till someone offers that price. You will be amazed, there are people who place their units on sale to test market. Had a first hand taste of it where the COV was jacked up from 20k to 55k within 4 days and they said they have no interest to sell unless someone matches it coz there were people offering 30K so that kind of boost their confidence to jack the COV

Are you taking HDB loan or bank loan?

Estimated late next year for the market to cool down I heard, the gap between HDB and private will closer then. My colleague just bought D'Leedon and keeping his fingers crossed that the property doesn't cool down coz he intends to resell

Speaking of 1900psf places! Gosh, and people still snap them up!! West Coast is going around $1200psf onwards just because near NUS :faint:

I was searching for a place late last year and there are units that sells without COV but required major renovation. I looked for a unit around Jurong so that I could be near my work place and still forked out 30k COV :nosebleed:
