The norm would probably be &gt; 4 columns per hdb distinct… Mine under Geylang distinct less than 2 column, if combined think can fit in 1 column…<br /><br /><br />Simply put at this time, demand outstrip supply a great deal…</p>

Our 13 yr old hse very nicely done up and 7 mins walk from Woodlands MRT.  Our hse was tenanted for 4yrs n after the gd tenants move out, we decided to sell.<br /><br /><br />Agent post ad on Monday for open hse on Saturday, but buyers cant wait n insisted on viewing ASAP.  So open hse was arranged on Wed nite.<br /><br />Overwhelming response, more than 25 groups/ families turn up for viewing and I rcv 10 offers of COV +30k to +50k immed.<br /><br />Our hse was sold the same nite, first open at COV +58k to Sporean family.<br /><br />Can u believe the pent up demand for for housing??</p>

We follow our mentor advise: Individuals have no business to think that they can outsmart the market. Actually refers to stock mkt, but applies to property too... <br /><br /><br />On average give 10 years between boom and bust. So if buy now, sell at next boom if you dun want lose money lah. I bought mine 1st flat in 1996, sold at loss of $70K (exclude reno touch up), but re-buy and paid in full the current 3rm flat (now value went up to more than recover the $70K, on paper lah). We do that to try for Maha Bodhi Pri for DS, but ended up he study elsewhere.... Haiz.....<br /><br />For investment property, a definite must to understand the boom and bust. Never try time the mkt, nor follow herd instinct. But if people had done their homework and confident in their decision, do stick to your gut feelings and never panic. We also put-off by this rule even though we want sell to move to nearer parents... Doubt HDB prices will drop in these 2 years.  <br /><br /><br />2nd suspect that PRs forced to buy PTE property if they have property in their homeland, so in near future doubt prices come down until existing PRs have bought their homes plus no free flow of foreigners to convert PRs like past 3 years....<br /><br />Unless govt policy change to allow interim 2nd mortgage at 80% loans for 6 months (to sell after buy), or that pte property prices crash to narrow the gap between HDB and PTE property. <br /><br />DH opinion and observations only.... My colleague just bought D'Leedon and keeping his fingers crossed that the property doesn't cool down coz he intends to resell<br /><br />Speaking of 1900psf places! Gosh, and people still snap them up!!
