<![CDATA[Advice needed - Unreasonable Tenant!]]>Hi,


My tenant sms and informed that he wants to terminate the lease and will shift out of the apt tomorrow, 5 Jun.

The current lease expires on 30 Jun. He has not paid this month’s rental and wants to offset against the deposit held. My agent tried to explain to him that he has to settle the rental first but he refused. He even told my agent that he will not follow Singapore law and our TA agreement and told her we can call the police if we want.

I have checked his EP and it is no longer valid, called up his employer and was told his last day with the company was 1st Apr. Also, the passport no. that I have had expired in Dec 2011.

I am going down with my agent to check the inventory in the apt later this evening. I would like to seek your advice if there are things to be fixed and he is not agreeable, what should I do? My husband is unfortunately overseas right now. Would appreciate your kind advice.

Don’t you have enough justifications already?


They are higher risk group. they can pack up anytime and leave the country with no recourse for you. So shouldn’t their deposits be higher?

Thought it is a market driven practise? Lobby govt any use?

When entering into any agreement, there is always some risks involved. The landlord can be more selective about their tenants but by doing so you may take a longer time to find a suitable tenant and thus lose some rental income.

When I rent, I am prepared to do some touch up each time a tenant ships out. I don't expect them to take care of my property the way I would. And put it this way, if I were to be residing in that property, I will have to do some upkeeping anyways.

No issues with the first 2 tenants. They actually dry cleaned the curtains and upholstery for me before handing over the keys at the end of their lease. The Indian tenants, well, my neighbours were complaining about drunken squabbles and endless streams of relatives visiting. Have no idea what they did but the shower in the masters bathroom was ripped from the wall and the door frame to the guest room was chipped.

at least they did not rip off the lightings and flooring .....
We were fortunate then.

The previous tenant, an Ang Mo couple, kept it in pristine condition. Of course with the help of a part time helper lah. We did not have to do any touch ups at all, just upkeep the cleanliness while it was vacant, that's all.

Hope the new one will follow up 🙏 and :xedfingers:

The curtains were not send for dry clean, final air-con service not done, flooring blur with stain marks. Even though he has arranged someone to do the cleaning today, it was not cleaned properly. The toilet shower walls has got black algae.....very heart pain.


Have never come across such a bad and irresponsible tenant in our many dealings with our other tenants. This is the first time, really bad luck!

Definitely tenants from hell. Gave her hr and agent Lots of problems. we don’t deal with her.

I have had my fair share of bad experience with them.


My last 3 tenants (all Singaporean families) have been wonderful. They do not think about how to make a run. One family actually left my property in a better shape than it was when they took it over.

My limited understanding is that only TA that have been e-stamped by IRAS is admissible in court. Tenant is the one to stamp TA (and bears the cost); owners have to sit and pray their tenants do it (or they can keep bugging till its done). Those who rely on word of mouth, or unstamped TA better be praying that all goes well.

What is the rationale or reason that the tenancy agreement needs to be stamped by IRAS, does anyone know?

In the event of any dispute, is the TA enforceable, or is just a piece of paper that gives us peace of mind if nothing goes wrong, but not of much use if got dispute?
