He has not paid this month’s rental and wants to offset against the deposit held. My agent tried to explain to him that he has to settle the rental first but he refused. He even told my agent that he will not follow Singapore law and our TA agreement and told her we can call the police if we want.<br /><br />I have checked his EP and it is no longer valid, called up his employer and was told his last day with the company was 1st Apr. Also, the passport no. that I have had expired in Dec 2011.<br /><br />I am going down with my agent to check the inventory in the apt later this evening. I would like to seek your advice if there are things to be fixed and he is not agreeable, what should I do? My husband is unfortunately overseas right now. The landlord can be more selective about their tenants but by doing so you may take a longer time to find a suitable tenant and thus lose some rental income.  <br /><br />When I rent, I am prepared to do some touch up each time a tenant ships out. I don't expect them to take care of my property the way I would. No issues with the first 2 tenants. They actually dry cleaned the curtains and upholstery for me before handing over the keys at the end of their lease. The Indian tenants, well, my neighbours were complaining about drunken squabbles and endless streams of relatives visiting. Have no idea what they did but the shower in the masters bathroom was ripped from the wall and the door frame to the guest room was chipped.</p>

Tenant is the one to stamp TA (and bears the cost); owners have to sit and pray their tenants do it (or they can keep bugging till its done). Those who rely on word of mouth, or unstamped TA better be praying that all goes well.</p>
