There is a new launch at Bukit Batok West Avenue 6. Location seems not fantastic but whats most interesting about this new launch - http://www.condolaunchsg.com/properties/le-quest is its the only mixed development in Bukit Batok. It is also close proximity to the 2nd CBD of Singapore.

Any feedbacks? As they bought the land at $635 psf per plot ratio, I'm expecting prices to be around the $1,280 psf mark when they sell?

I understand that if you have just bought a hdb, you can't buy a private property for the next 5 years. And there will be additional buyer stamp duty for 2nd property.

My experience is that the tenancy agreement is not worth the paper it is written on unless:

(1) You can actually find the fellow after he leaves; and
(2) It is actually worth spending $X thousands on legal fees even if you can find the fellow.

A practical way is to tell your tenant to get his agent to find another tenant to take over the lease.

When will your tenant be leaving? If he has proof of relocation, you need to honour the agreement. If he does not, work it out with him to pay up the last few mth's rent in advance and for you to be able to arrange for viewings for new tenants.

For me, rather than argue with the tenant about compensation, I prefer to spend my time and effort in getting a new tenant asap.

I will definitely honour the agreement if he has proof of relocation.

Rental market is bad now. I just don't want to be taken a ride. :sad:

If he has two month rent ($) with you and then he refuses to pay the final two months before he walks out, there's little you can do, right?

If want to play hardball, and already know roughly when he will be leaving, the moment he starts defaulting on the rent, be prepared to evict?

Since he has informed, I guess it is a genuine case, in that case, things can be worked out.

Having unscrupulous tenants is a risk the we have to bear I guess.
