IMHO, if parents have the capacity to top up as much as possible into the SA account of their children as early as possible , say $300K, when children are 25 yo, an alternate, potential better return , with not much higher risk, is to use that 300K to pay for down payment of private property? With an avg property price growth rate of 4.9%, it is already better than SA’s 4%. And with the rental income use to offset mortgage payment. As a somewhat noob in investment matter, I would think if parents have that type of financial mean would likely be somewhat sophisticated enough to know property investment as a potential better alternative . I think in reality, there would not be too many cases of parents topping up few hundred K upfront for their children’s’ SA account at early age?

Moreover the current high inflation climate, SA’s 4% is not as attractive as before. There are many saving plans out there with as good interest payout as SA’s, but without the SA’s long lock-in period. There is more reasons now SA is not really a “loop hole”?
