The way I see it good buy provided one is looking for a fast buck. After TOP and 5 years down the road, sell with a tidy profit to cover back the ABSD plus other miscellaneous cost cum profit.

      In terms of long run, not worth it as it is 99 years only.

        I also wonder when is the “best” time to let go of a leasehold property. My new condo is a leasehold. I noticed that a 3 bedder condo in OCR bought between 1996 to 2000 are currently transacted between $800k to $900k. If the price does not increase further, then the best time to let go is during the last upturn. The price was close to a mil.

          I did entertain the thought of buying new, pay down payment only while getting deferred instalments (if any) then sell after TOP. But my agent friend said it may not be easy to let go coz many are thinking along the same lines. So you'd see newly built condos having hundreds of units being advertised at the same time. Still feasible in the current market?

            Cherrygal, I am not too sure as I have not done so before. But years back, my gal friends banded together and did earn some. I am not sure whether is this possible.

              Property scene is very diff fr the past. With govt measures & oversupply of condos, u’ll hv to be able to ride out. Even if u hv holding power, the day may not come & price stabilize.


              Hay day of property has not been in sight for a long time if u study the cycle. Others made profits in the past but now, property is not profitable anymore. In the past there’s no ABSD, no oversupply, no strong economy sustained for this long Spore is able to bcoz of stable govt, good planning & Sporeans’ capability & resilience. Sporeans who are able to spread their portfolio & not solely dependent on Spore property.

                I am not familiar with 99yr condo but of late, quite a handful of leasehold properties were successfully enbloc and the owners reap a windfall!


                Recently, I attended a talk by 99.co. The speaker showed a chart, from year 2008 to 2018, over a span of 10 years, FH properties’ prices across Singapore on average has grown by 5X% while leasehold properties’ prices on average are up by 7X%.

                I think one can make use of such available tools / apps to help one make decisions. As in any investment decision, please do your own diligence.

                  Leasehold worthwhile to invest? It is all a matter of price. Once you have to chase, it is usually not worthwhile to invest. Leasehold, freehold, stocks, tulips. All the same.

                    I think making money from properties is all about entering the market at the correct time.

                    Next is location, location and location! Best is right next to any MRT (or perhaps, surrounded by good schools).

                    One must have the ability to hold until the next market upturn. Just collect rental in the meantime. In the long run, the property prices will more likely than not be higher than today’s pricing.

                    For me, if given a choice, I prefer FHs. FHs near MRT the best. I am no speculator and plan to hold for years.

                      my Dh agent had invested in London property n earned . But they are property agents n know when to get in n get out asap! Some frens have been asking around to put $ in Vietnam property - anyone tried ?

                      I m still a scaredy cat
                      Abt 10 yrs ago , my ex boss invested in Mel apartment , but was v restricted - she bought a unit but can only rent to university student n there was condition to be managed by certain management company
                      Not sure how much she can make ?
                      Aust mortagae interest rate is v high compared to here

                        Unless migrating to Australia, its hard to make good profits as selling back to local they can’t afford the high price foreigners bought into. Even US hv strict rqmts for place to be managed by managing agents & u’ve to pay for services. Also must strictly pay to maintain air-Cond, heater, garden, etc. Sporean owners might clean their own curtain, no garden to maintain. Pasture is not always greener.
