Sense is there is a fair bit of liquidity - savings during the pandemic, stock markets have gained from Covid times, dividend payouts have resumed, interest payments from cash holdings, business growth .... the money have to be invested or spent somewhere.

Actually, referring to your comment that some have regretted moving/buying over the past two years, my impression is that most people who moved, moved to larger (and not smaller) premises - which has caused the EM/ 4 bedroom / cluster / landed market to move up more dramatically than other segments of the market.

Yes.. I went to see those strata landed, cluster, landed homes too, it is in high demand! Super dramatic! So small, so pricy and interest rates not favourable ๐Ÿ˜† disclaimer: purely out of curiosity not that we are buying..

Back to the discussion on property prices, I wonder what direction it is headed for..... historically, the prices can stagnate, but never seem to fall (much). This is probably why people just....BUY.
