Tell u my story…at that time we also dunno why want to keep our HDB (next to commonwealth mrt but no noise cos facing away). Decided to rent out, which we did, high rental, for a few years. Finally we decided to sell cos buying condo & didnt want to pay ABSD.

Agent said “u should have sold earlier, the little amount u earned from the rentals, cannot cover the difference that the property market hike went up over these same years (for the condo price in the area we wanted). We sold the hdb at $300k profit, but the condo market went up much further in that same length of time. And this was already factoring in downgrading location from Commonwealth to Toa Payoh.

If your flat in good location, better to cash out than keep.[/quote]
It occurred to me as well. And the rental I received from the HDB flat those years weren't even high though from a returns point of view it is decent. While holding the HDB flat there was a lot of opportunity cost in that pte property prices had risen so much during the period. I finally caved in after 5 years and sold the HDB flat, by which time, pte property prices had moved so much. On hindsight, I should have sold as early on as I could.

Mine is a resale. So it is getting older. Agents already advised us to sell coz the value supposed to start dropping after certain years. Problem is we feel difficult to let go..The condition of the unit is even better now than when we stayed last time coz we renovated it. So we just rent out and kinda use the return to cover the potential fall in value in the future..

Another problem is we bought our current place with my eyes closed coz my thinking then was to treat it as form of saving money for our kids next time...and who knows the actual didn't go according to plan..and ABSD has became a big deterrence to change our place now.

Hi All, recently me and my spouse being thinking how should we invest our money... We have fully paid our HDB, so we're thinking to invest in property but yet couldn't make up our mind. Would like to hear your views here instead of consulting property agent as I believe their advise would skew towards their advantage.

            Below are our options :
            1) Pay ABSD and buy a second property in Singapore (about 1.6m 3 bedroom condo for own stay) and rent out HDB near MRT and shopping Centre.
            2) Pay ABSD for 2 smaller units solely for investment purpose.
            3) Invest in overseas property but we have have to find out the rules and restriction, believe it won't be easy must have network on how to manage it.
Depends what one's objectives, needs, and stage of life.

During my kids' growing years, one may prioritize space and a nice living environment for kids to grow up in.

Some families, solely prioritize capital gains.

Other families want to minimize loan and generate consistent rental streams.

There are also others whose kids have flown the coup and space is no longer needed.

So it really depends on your family's circumstance.

But Option 3 is extremely difficult and risky, I would say.

Not just smart, but daring, far sighted and with the resources.

Agree..also well planned. I bought my place because my friend told me property was hot then and she was scooping those at not so ideal locations. My priority then was work and study..never thought of property also. But ok la..at least I bother to call up an agent on Sat afternoon then very fast bought a unit. And the downturn that we experienced after that was very scary too. Yea need to be daring too..for those buying multiple units one.

My view is that the window of opportunity to buy multiple units has closed with ABSD at current rates.

Yes, personally I feel ABSD works for some/many of us.
