Your planning sounds similar to mine. We have 2 smaller units for investment which we paid 7% ABSD for one of them. One for each kid, so no need to fight. One day if any of them is in need of money, they can sell off their own unit without the need to ask approval from the other sibling.
Hi all, thank you so much for the advise.... I'm actually very slow for this investment, imagine I'm thinking about it for years yet still no action but back then we're still servicing our retirement plan and the children endowment plan. ... Will wait for the price to drop further ....if really need to pay ABSD, then probably will get two smaller units, one name each and in future can leave it as a legacy for our children. Once they moved out, we'll move to the smaller unit and rent out the HDB and other condo for passive income. I will update here once i get into action.
One thing we have done differently is, we have never bought any endowment plan for them or set aside university fees, everything dumped into properties since they were born. Looking back, fortunately, the property market has gone up so much since we bought our 1st investment unit in 2006 that we already earn back their university fees and some.
Regarding ABSD, if you can hold for MANY YEARS, I am sure you can earn back the ABSD plus some profits. But be prepared if market has a downturn, you and your spouse will have sleepless nights (could be for years!!). -

How about dump off your HDB and switch to 2 private condos? No ABSD to be incurred.
Hi All, recently me and my spouse being thinking how should we invest our money... We have fully paid our HDB, so we're thinking to invest in property but yet couldn't make up our mind. Would like to hear your views here instead of consulting property agent as I believe their advise would skew towards their advantage.
Below are our options :
1) Pay ABSD and buy a second property in Singapore (about 1.6m 3 bedroom condo for own stay) and rent out HDB near MRT and shopping Centre.
2) Pay ABSD for 2 smaller units solely for investment purpose.
3) Invest in overseas property but we have have to find out the rules and restriction, believe it won't be easy must have network on how to manage it.
One 3bedder for own stay. One 1bedder for passive income. If one day your kids move out, then you and your spouse can move to the 1bedder and rent out for 3bedder for passive income.
Today’s ABSD is very high. It will take you many years to recoup the ABSD incurred. I have met so many who think left think right until today still cannot decide.
If we are not familiar with overseas property, best not to touch it. -
Nowadays there there many property agents making a ton of youtube videos. I can see why people are caught up in the chase and cycle of buying and selling.

I do enjoy browsing these videos in my free time. It’s fun to peek inside other ppls homes without having to leave my own living room lol.
When we sold our place, we ended up engaging one of them who could “pretty up” our place (called “staging”) and produce a good video. It sold immediately compared to the previous traditional agent who was given 3 months & no results. -

Selling at a good price is one thing - did you manage to buy at a price you are happy with?
Also, how did you manage the timing? Did you qualify for ABSD remission?
Some people are very flexible - buying, selling, moving every few years. -

I am unlikely to want to move again soon. Can’t go into too much detail but the current place suits our needs and yes i am happy with the timing etc.

I support the ABSD - otherwise I think Singaporeans will be buying and flipping and buying and flipping, driving prices even higher.
I am also not the type who has an appetite for moving frequently.
But I do have friends who rent to enjoy new launches, for kids’ schooling, to be nearer parents etc.
