Some developers are very open with the prices of the units, while others are not and this will require the agents to check.
If the prices are already put up on the wall for all to view, I am unsure how agents going to offer you further discount.
Also, developers usually dont release all the units. They release some to test the water. So you dont know if it is cheaper to buy in the 1st phase or later. -

Yes, developers are doing a business. It makes no sense for them to negotiate for their choice units. They may make other buyers angry if they do so.wonderm:

Sometimes, developers invite some of their loyal customers (people who bought their projects before) for their soft launch, during which the developer sells directly without going through any agent and hence gives a few % additional discount. But the units sold during these soft launch may not be good units. -
