      Even for historical price trends, one must look at the individual property type as against in general "private property" which has many types


      99 vs FH/999, gcb, detached, semi d, terrace, corner terrace, curl de sac, height restriction, and zoning in particular type too, and age of ppty, new vs old, amenities like pool and elevators

        How to determine whether it will come down at least 40%? Do u hold cash meanwhile or invest in other things while waiting? I feel it takes a lot of experience and such chances easily missed if we dun keep an eye on the property market..
        Based on the lows and highs I have seen thus far, the property cycle is likely to repeat itself.

        Going by the highs and lows and taking the average, a retracement of 40% from the recent peak is a rule-of-thumb for re-entry into the market.

        Of course, there are extremes, in the aftermath of the Japanese bubble and American sub-prime crisis, property prices plummeted 90% from the peak. We are not likely to see such extremes in Singapore as the prices of private units will not fall below the prices of resale HDB flats, which in turn will not drop below the prices of new HDB flats.

              We went to see City Gate. OMG! The rooms are so tiny!! It is like a doll house. We feel so claustrophobic.

                City gate can only buy if u want to rent to expats if not can forget it.. u went to see the dual key units? It is the size of hotel rooms..

                  We went to see whatever show rooms they have. Angmoh expats certainly won't like it 'cos the 3.3m ceiling is split into 2 levels. Upstairs is bed (must crawl to the bed). Downstairs is study or wardrobe. Really like a doll house. I think it is smaller than hotel rooms. 970sqft for 3 bedrooms dual key??? :siao:

                    That is why we didn’t buy mah… Anyway the rent there is going to be super ex n might be hard to rent out cos most investors bought with the intention to rent…
