The '4 years' starts from the date of S&P, so if TOP after 3-4 years, you should be able to sell without or mininal the stamp duty.

Out of curiosity, are the overseas properties held via investment vehicles or personal names? How much do the lawyers charge for advising on the legal and taxation framework governing the properties?

                It's different for different countries.

Agree but am trying to understand if in general, do buyers of overseas properties hold it in their personal names or via investment vehicles.

I had spoken to buyers of US properties and they do not seem to be aware of the legal and taxation framework governing their purchase.

If the govt going to slow down supply of HDB by year 2015, how about the housing needs of the additional population? I don’t understand. Population is increasing but HDB is slowing down? Is the gap going to be filled by private sector? Does it mean the property prices will go up faster after 2015?

Hmmm......if there's one thing about buying and owning overseas property, its about details details details, and doing a ton of homework.

FWIW, my properties in the UK are under personal names. There are tax advantages to creating a company to hold it, but there are also some hassles.

But as I said, it's different for different countries.
