      The floor size usually includes the 2 car park lots plus sky garden.


      It is for this reason that DH refuses to consider. The actual footprint (ie the land that the house actually sits on) is usually quite small. Effectively buying airspace.

      For this price, our preference is to buy a landed where we have ownership of the land.

        Hi, would appreciate if someone can tell me more about the landed properties in Thomson Garden Estate and MacPherson Garden Estate? I'm very curious to find out why so many owners are trying to sell their properties in these two areas. Are there any specific reasons (e.g. near expressway, construction etc)

          Those are very old houses, or newly rebuilt for resale

          Thomson gardens is actually behind sin ming, behind the shops along upper Thomson near Marymount mrt which is within walking distance. Land plot very small, mostly less than 1500 sq ft for land (making the absolute price quantum seems affordable), narrow access roads and windy, quite 'mixed' (as in Cantonese). Plus point is near mrt and RI and nothing else. Further up are Windsor park and Thomson Hills areas and the price difference is noticeable due to better 'big environment'

          Similar for madperson area, land plot small, very old houses with lots of foundation work needed for rebuilding cases due to soil condition. Near to light industry area

            What are the key factors a lay person should look out for in reviewing old landed?

                      It is freehold, expected TOP Dec 2019, expected legal completion Dec 2022
