      d9-11 are for the rich...prices of condos in those areas hardly fluctuate.

      My sole purpose is to move nearer to secondary school.
      Not upgrading for the sake of upgrading. Must be near school otherwise no point moving.
      Suburb location doesn't serve my purpose leh.

      My current place is in suburb too. Matured estate. Considered quite convenient with easy access to 2 expressways.
      I guess I really have to stay put in view of persistent high prices.

                I'm looking at D9, 10, 11. Prices still super high 😓

                I am familiar with District 11 as I have been following the prices for years. Won't be selling my matrimonial home, so my plan is to buy 1-2 properties in District 11 hoping my children can stay near me when they grow up. Even if they are not keen, to stay near me, I will continue to rent these units out to provide income streams during my retirement.

                There are still some decent buys depending on your budget and the floor size you are looking at.

                Across the road is District 12. Used to own one investment unit there. Last time dirt cheap but now, prices there have gone up a lot, and I don't think it's worth buying considering the neighbourhood. I rather top up more for a unit in District 11.

                    A few including 2 new ones coming up. I prefer a 2 bedder condo which must be within walking distance from my current place. Next time old can just stroll down to visit my children.

                    Another option under exploration, is to upgrade to a bigger unit, because the growing children need more space, then rent out my current unit.

                        i see 🙂 But the old ,cheaper ones mostly enbloc already, new psf are sky high . This area prices usually solid rock. Got $ to afford ,can aim here.
                        10+yrs ago my excolleague bought a D9 ,2brm for 1.2+mil oni!! -tht was the time property was period low low,
                        my first east 2brm ,FH unit also v low low price - hard to get back that era to repeat .
