What is the 'landed footprint' of the cluster semi-D like? As in roughly how much land is the unit sitting on?

The area of footprint is usually less than half of the landed perhaps that's why usually half the price. The feel between a cluster and landed is very very different.Coolkidsrock2:
Saw a FH cluster semi-d at around X'mas 2015. Asking slightly around $3mio. Still in market early this year. The landed around it is double the price.

At the $3m mark I think most people will aim for a freehold unit.
For area like Orchard $3mil can't get you a 3 bedder freehold thus, ppl settle for 99yr? So it depends on the location -

My guess is small foot-print, high maintenence fees, additional up to $200 a month as quoted to me, for lift, unable to change the exterior or re-built and maybe prefer more privacy.Coolkidsrock2:

Also, some of them have neither a lift nor granny's room and not quite suitable for multi-generational family. -
Oh yes…limited parking for guests too at cluster house devts.

What dissuaded us from a freehold cluster was the high service charge and layout and lack of privacy for the cluster units we saw.

To be fair, not all cluster housing charges sky-high monthly maintenance fees. I went to see another 2 cluster housing projects (new developments) and their monthly maintenance fees are not that high, one is $400 & the other $600.
A friend asked me to consider carefully as $1.1k may be affordable now but after my DH retires, it can be very taxing for retirees.
But even for landed, also need to set aside money for periodic maintenance, repainting etc. -

Will likely need a helper if living in landed. But the space is nice, especially if one entertains a lot.

Have seen some condominiums above 3,000sf (non-penthouse so it is all useable space rather than air-space) and is an option as well. Cuts down on some of the maintenance work that is required. I don't want to be painting or jet washing here and there of the exterior every Lunar New Year.
My kids are older now and hardly at home. Not sure if I need a bigger space anymore. In fact, I have spare storage now as I have given away all their toys and things that they have out-grown. -
