On the CPF min sum, check with CPF board directly on the amount to set aside. I can’t recall the computation, but it’s not as scary as 120+k locked aside.

don’t know if this is the right thread to post this.

i am thinking if i am successful in getting a flat from May Sales of Balance Flats (SBF)…is it troublesome if i do not engage an agent to do the transaction? then i can save on 3% commission.
the valuation of my present unit should be able to cover the costs of a brand new flat in non mature estate…this way, hubby doesn’t have to pay for monthly mortgage. please advise. thanks.

I thought the commission of selling is 1% ???
Apart from the mortgage, is the location of new flat convenient?

seller pays more commission or buyer pays more? :?
not as convenient as my present place which has beautyworld DTL 200m away...to me, if can get flat, it's a blessing...if not, it's ok...i lose $10 for HDB application. son is unhappy if we move. daughter hopes to move.

                    Janet

The location is very impt. Being near to mrt is essential because we need to take public transport to get around.
I guess no harm trying as the fee is just $10
I think it may be better to engage an agent to do the selling. I am one who hates to study the rules and regulations etc

We sold our own flat > 10 years ago without engaging agent. Can’t really recall what hdb rules are there. You should be able to read up the updated version online.

For parents in law flat, we engaged agent because quite a distance so too much of a hassle to travel there to open door every time there’s a viewing. We gave agent the keys since flat was already vacant at that time. Commission negotiable. We paid 1.2% + gst

New flat doesn't have MRT. Only good thing is it's brand new as my flat is really old...need to do major repairs like changing air con units, renovating master bedroom toilet and cupboards are old. I have mixed feelings too...after staying here for 18 years, it's hard to uproot. I will miss the convenience of amenities. IF we are lucky to get the flat, I thought of saving money by handling own transactions so that commission can be used to help pay for simple renovation. I hate to read those rules and regulations too. Wait till August to know result.
