May I check what to we need to do for renewal of tenancy without agent ? Is it just to sign the new agreement plus pay for stamp duty ? Any idea how what is the stamp duty for and how to get it done ? Any website link to check ? TIA

Can either sign a new lease agreement; or just a renewal letter stating that the lease is renewed for x more years on the same terms as the previous lease (include the date of the last lease) except that the rent is now $xxx/month and the rental deposit is now $yyy. After that, pay the stamp duty.
For stamp duty, you can look here. Most convenient way is to e-stamp.

If you had used an agent initially, you have to check your agency agreement whether the agent is entitled to receive commission for renewal (usually agent will put that in, so it should be there unless you had expressly told the agent to take that clause out). If you have to pay commission on renewal anyway, you might just as well have the agent do all the work. -

The 1-bedder and 2-bedders we bought are both in the same FH development. The one I finally settled for was less than ideal in a sense as it has redundant planters. :stupid: -
Most ang mohs like outdoor n greenery. So the planters might be attractive point fr them. They like to sit at balcony n drink tea, chit chat. R yours ground floor unit?

Interesting, didn’t know angmo like to drink tea at balconies. Mine have large balconies.
The one I bought used to face lush greenery and the previous owner paid a premium for the view. But it has now become “hospital view”. :rotflmao:
I am not greedy, just aiming for those medical/research/health care staff/graduate students working nearby who find its location convenient to rent it. Health care is recession proof. :evil:
No, mine is not on ground floor. Is ground floor unit good? An agent told me ground floor units are hard to sell because not many like ground floor units. -

Many don't like ground floor units because if people upstairs throw things like cigarette buds, soiled diapers and flower pots down, guess where they land. :scared: And then, there are the insect and garbage chute smell problems. :sick: Not to mention passers-by can just peek or even climb in etc etc. :faint: -

I am not sure for others. My previous tenants (australian, american, Eurasians) love greenery. They love the large balcony & use balcony for alfresco dining. One of them used balcony planter as a recessed seating, they leaned on balcony ledge after a long day’s work with a glass of wine and gaze out into the night sky.
One of my tenants love plants, so i worked with local plant nurseries to get them to recommend appropriate plants that would suit their needs and preferences.
Yes, ground floor units r hard to sell due to various reasons (for e.g. lack of privacy if near to pool or walkway, exposure to vermin, etc..) On the other hand, penthouse units oso hard to sell. Hv to pay higher maintenance fees as well. -

Actually I do have two relatives who purposely bought ground floor units (with huge patios) and lovin’ their units.
You are such a nice landlord, even ordered plants that your tenants favour.
