        Hi,

I am in a dilemma right now. Currently, I own a hdb(fully paid) around 34years old and a 3 bedded condo which is too small for my family of 5. Kids grow up and wanted their own room and current condo room is so small. Bought without thinking 8 years ago. Still have 700k loan.
Currently plan is to sell both and buy a resale cluster house around 2mil which will have to take up a loan of about 1mil.
Some of my friends suggested to rent a nice condo and stay, keeping both flat and 3bedded that I have and purchased a $1mil unit in OCR area... Which is the best choice?

        I pm you. pls see.

Condo is leasehold and still have 91years. No enbloc potential.
The cluster house I see is a freehold cluster house. Aware of the $600 monthly maintenance fee. My flat is just opposite of North Park city located in yishun. I have rent it out since 5 years ago. Don't think it will be a SERS for the next 10 years.

My initial intention is to get a landed around Yck area buy the price tag of 2.5mil is a bit too far for me. So with a budget of 2mil… Seems can’t buy FH landed except in ulu places.

            Pardon me for being frank.
When your kids leave their nest, are you confident to sell and get back a tidy sum for retirement?

In my opinion, houses price will rise. Everyone wants pay rise.. With pay rise, inflation will rise.. This is a fact. If property price lag behind salary increase, it will not be good for our country in economic sense. If more people retire early, then less taxes which translates to less income for our government. On the other hand, Hdb price will be controlled because that is for the masses, else we will become another Hong Kong.

Have you consider FH condo instead of FH landed?

There was one LH cluster which I really liked and nearly bought. After much discussions, we decided to put our money into investment units (FH condos) instead.

Should we need a bigger space, we can rent out our FHs and use the rental to rent that LH cluster 5-bedder unit. But right now, the idea of renting is not on the agenda because moving house is something major and extremely disruptive.

Marcus_mummy, once every child gets used to having their own room, then how long do you intend to keep renting and shifting? 10yrs? 20yrs?

During your rental period, there are many issues that may crop out like problematic landlords, problems from your own tenants, forced to relocate near exam etc. In the end, the idea of renting maybe easier said than done.

I will prefer to stay in my own house rather than rent. Perhaps this is the mentality of local or maybe is just my own preference.

Do you mind to share your thoughts why u did not buy that cluster house and purchase the FH condo? What quantum is that cluster house and FH condo? Can pm if you mind to share openly here. Thanks.

That's the kind if price these days...ulu areas at the edge of SG also not cheap so might as well get thus at the southern edge where it's more happening
