    Skipping property agent after introduction?

      Hi. Recently I m trying to sell my pte property. As a seller, I need to pay 2% commission to the agent. My exclusive contract with my agent has expired.

      My agent bought a buyer with his agent to view my place. After that, the buyer skipped both agents and come direct to me, trying to bring the price down by sharing the commission between us. I m v tempted cos we are sharing the savings from the commission. But by doing so, is there any implication to the seller? I believe there is no implication to the buyer as they don't pay commission. So appreciate if anyone can advice. I can't be posting this kind of qn in any property website as any prop agent will definitely advice me against do so. So ksp website is my best bet. Thanks!
      it is not an ethical thing to do...after all, it was the agent who introduced the buyer.
      for private property, there is more paper work involved. the agent will see that everything goes smoothly.
      for my HDB transaction, my agent had to guide the buyers along.

        I will be tempted esp if you are talking about a 1 mil private ppty and 1% commission is quite a huge sum! But not that nice to dump the agents after knowing the buyer leh

          I also agree it is not an ethical thing to do because both agents did their part and also need to eat. By advertising your unit on propertyguru etc., it is not free either. Maybe you can try to negotiate the commission down to 1%.


          To be honest, I will be tempted to skip the 2% comm but I think my husband will want me to pay the agent for his diligence in bringing potential buyers around and closing the deal.

          If either agents were to find out, they can sue buyer/seller through their agency’s lawyer.

          By the way, I always thought that for private properties only the seller pays a commission?

            No choice just pay them. The relationship is more valuable for the future than some quick savings now.

                  if the agents had not done anything like advertising, the seller won’t have found a buyer.

                  ethically it is just not right to bypass because of saving the commission.
                  when I gave my agent exclusive selling (for 3 months), we discussed and agreed on the commission. the agreement stated that if the exclusive contracts ends and the buyer is through the agent, the seller still has to pay the commission.

                      To add on… to those buyer, pls hor…don’t after introduction, bypass the agent and give headache to seller. If want to bypass, go to direct sales website.

                      I m glad that through this platform, everyone support not to bypass and sporean are ethical brunch of pple! Yeah!
                      Btw, this buyer is a foreign talent.
