      IMO, prices there would drop after the announcement that the HSR project would be scrapped. Why? Because the prices there had been pushed up with the anticipation of the benefits HSR would bring upon completion.


      Although marketing agents would now focus on the Jurong Lake District, but with the cancellation of HSR, does it still make sense to develop Jurong Lake into the next CBD?

      Maybe right now, the govt might switch its attention and resources to the up and coming Paya Lebar CBD !!

      Makes better sense for the next CBD to be sited in Woodlands. Paya Lebar is too near the CBD.

      Because Woodlands is too near to Malaysia. 😓

        Properties Near msia means hope rent to them right ?but those MSia I know are not staying in sing private ppty

        They choose HDB , cheap n good .
        Then they become PR n buy themselves. So condo near rail or woodlands may be empty ???

            My facial therapist, her sister and a cousin, all Malaysians, shared to rent a 3rm flat. Same for my hairdresser from Malaysia.

            The impression they give me is that they are very thrifty. Sometimes when they see things they fancy, they will buy the item but not here, only when they go back Malaysia during their short breaks.

            If Jurong Lake becomes the 2nd CBD, the properties there could be rented to expatriates (in the financial sector) who work there

            Btw, why do Malaysian want to buy HDB or private properties here? Paying S$500K for a flat, convert to ringgit is RM$1.5mil. Their landed big and nice, maybe also cost $500K but in ringgit. 😂

              It had been more than 3 years since my Malaysian relatives got their PR. No intention to buy flat and they are still renting.

                Cloud , your relatives renting hdb? Those who wish to settle for long term is more likely to buy flats . HDB will have more rental biz market Compared to condo...

                Hmmm... now that hsr bubble has burst , is Jurong lake area as 2cbd will be realized soon? My feel is got to wait n wait long ...there are other areas better than J lake region for 2nd Cbd which Leeyl had just stated above .

                  You have a point.

                  You miss the point completely. The point about Woodlands is that it is in the north while Raffles Place is in the south. Siting the 2nd CBD there will disperse both the morning and evening rush hour traffic instead of having everybody travelling in the same direction during rush hour.

                  Then again, Singaporeans have become so neurotic about Malaysians and foreigners that they cannot see the woodlands from the trees. 🤷 Who cares about renting to Malaysians? :siao:

                    Yes, they are renting hdb. Think they are just waiting for their younger sibling to complete the 6 years working bond. Then will probably join their relatives in Australia.

                      Woodlands will not become a 2nd CBD. It will have those low production low skilled company operating at that location. By this way, malaysian can come and back to JB without jamming up the rest of singapore. There is not much land there to built a 2nd CBD as well.


                      In my view, URA will do some changes in Jurong district since HSR is not coming anymore. If you have a CBD, you need a link to international market. Jurong is considered far from Changi airport. Without HSR, they might need to build another expressway to link up airport to Jurong. Think Jurong price will correct itself for the next few months as investors will wait and see since no one will know what will be the impact. Whatever, our PM has said for so many national day rally are all based on HSR is coming. think Lawrence Wong will be very busy these few days/weeks and even months.
