      Jurong is the \"second CBD\" because Ah Gong says so in the https://www.ura.gov.sg/Corporate/Planning/Master-Plan/Key-Focuses/Economy. The whole strategy is anchored around having more commercial hubs outside the city centre.

      Ultimately, the \"second CBD\" is just a marketing term (who knows, maybe they will call Tampines the \"third CBD\", Woodlands the \"fourth CBD\" one day); it's about moving some industries / companies out of the central region and concentrating them in a planning area. Besides, people will feel more shiok about buying houses / shifting to the \"second CBD\" rather than being reminded of living in an otherwise industrial part of Singapore.

      HSR was taken into consideration as part of the Master Plan but it is really just the icing on the cake. Development of Jurong will continue with / without the HSR.
      oic...because I'm just wondering in what way Jurong feels like a 2nd CBD :scratchhead:
      fine, there are more shopping malls here but which estate doesn't have a suburban mall now? even punggol has one and yishun has extended north point. the prices of old flats around jem/westgate have escalated though. just hoping JRL line will start construction soon. 10 years feel like a LONG time.

          Sounds like what they did to mkt a cemetery into a "highly sought" housing at Bishan, with some good schools planted in vicinity, then when the herd gathers reality sets in - still 99 year lease type & not owners but tenants, no diff with those staying in Woodlands or Yishun. Mktg hype can make the price diff when ppl believe in it so willing to ditch out >$1m but guess I’ll not see this kinda price for Yishun or even SengKang.


          IMO the old batch of town planners were more skillful in relocating diff industries at diff corners (Jurong for heavy & some light food industries, Changi for the aviation, Ayer Rajah for the techs, etc) nestled HDB ard it to supply labour.

          Guess not an easy job for planners thereafter, how to mobilize new industries with tight land supply in Spore?

          Somehow, our usual central city area had made bz too costly with its escalating property prices, even banks relocated backend operations to Changi bz hubs. Maybe the only ones finding it hard to move beyond CBD are the lawyers with need to be close to the Courts for efficient operation.

          Having Jurong as next CBD, to me, is just directing the flow of some bz, ultimately, for the connection to One Belt-One-Road, facilitate greater bz & logistical movementsand spur our economy further. Now that the HSR is in limbo, it’ll stall our progress in that direction. Trusting our Ah-gong, we will not only plan for one economic prong to succeed & sit waiting silly sick when HSR is thrown out of spanner. But will certainly slow our plans. So, Jurong properties will take a while to pick up at dizzy speed for a while.

          OT : Am thankful Spore team building strong relations with China govt & Tianjin project on-going & enter into ano phase. Thankful for new opportunities open to Spore property develops, planners, etc into other parts of 2nd-tier cities. We may lack land in Spore, but we’re not lacking in brains & consultancy skills. 15 years back saw our CapitaLand, Ascott and then Savana’s presence in Shanghai, Beijing, Chongching, Suzhou & Shenzhen. Then Tianjin and more 2nd-tier cities. Our young will hv more regional experience - more foreign dollar repatriated.

            A few of my relatives entered the market after Q2 of 2017 after many property agents told them market seemed to be moving (a bit).

              You can't compare Bishan to Jurong.

              In terms of location, Bishan isn't just hype and people don’t flock there due to a herd mentality. If you try to pin down the geographical centre of Singapore, Bishan is about there. It takes 30mins or less to get to everywhere in Singapore - North, South, East or West so it doesn't really matter where you work - compare to Jurong, where you will probably think twice about working in Changi.

              Plus, Bishan flats are among the last batches of the bigger HDB flats (late 80s' to early 90s' 4A, 5A, 5I, EA, EM with no household shelter); every flat that comes after that has a reduction in size. If you are looking at a bigger flat with the longest possible lease remaining, this is the place to look.

              The schools (popular from primary to JC level) are just the icing on the cake.

So if it materializes, and they hope it will, then the economy will boom with movement of goods & ppl traffic. Imagine only har - more tourists fr Thailand, Vietnam, China & even Mynmar helper's can come over without flights. You can also do stops (hop-on-hop-off to Msia, Thai borders, Vietnam, Mynmar, all the way to Chinese cities or even beyond since its alr done deal with whole of Europe! :evil:

                  the mindset to remove bishan's past is to market it as an expensive estate...just like what ah gong is doing to bidadari.
                  many did not dare to buy flats in bishan as they saw something. now it's an expensive estate with St Nick, CHS, Aitong around there.

                      There's no stopping borderless travel. We learn a lot fr seeing other cultures, same for others when they visit Garden City. We will need the tourist dollars & to prop up our F&B and promote all our local cuisines.


                      Better we catch some tourists when PRCs headed for M'sia's Mao Shan durians :drool:

                        I think you may have missed my point.

                        Despite its known past as a cemetery, Bishan was never hyped up. While there were concerns that Bishan might be unpopular, there weren't any efforts to promote the new town in the old days. Bishan and the surrounding vicinity were already well-established (Kampong San Teng and Soon Hock Village) before the government acquire the land and redevelop it into the town today. Bishan mainly sells by itself because of the location, which is nearly ideal. It's not near, yet not far from everywhere. Hype may lead to a short term boost in popularity but a good location is probably the most important factor in ensuring that it’s property prices remain resilient over the years.

                        It should also be noted that while the popular schools may have contributed to Bishan endearing popularity, they weren't even a major factor in Bishan early days. The popular schools started to shift in after Bishan was established and became highly sought after. ATS and CHS moved to their present sites in 1992, and RI took over a planned JC ground in 2005. Today, if one do not qualify for the early phases (Phase 1, 2A1 or 2A2, and 2B), ATS and CHS doors are nearly closed to you. I doubt property buyers would overpay just so they can qualify for 20+ places in Phase 2C at both schools (their relative location also means it’s difficult for one to be within 1km of both schools). RI / RGS / RJC and CHS / EJC only cater to the top 15+% which I doubt is a criteria that every student resident in Bishan can meet.
