I just went to view a resale unit. Seller’s agents are in agreement: their potential customer base has been reduced greatly with the cooling measures.

Did the agents say price will drop and by how much?
I read that before the current rebound, the property market took 15 consecutive quarters of decline to drop 11.6%. I may be too optimistic, guess if one is looking for at least a 10% discount to current prices, may need to wait for another few years?
I feel that it’s a good time for buyers getting their 1st property. Not affected by ABSD and prices likely to stop growing for the time being. -
I can wait. Not urgent to move at all. Just window shopping around for a nice unit that suits our family for permanent stay. If we fall in love, of course we will commit.

Lee_yl, like yourself we profit when we first bought the investment unit during the market crash - the unit was a big discount. Then we sold it off during the highest peak Back then no ABSD. DH also said to wait for the next market crash and my reply was wait long long. I doubt so. Everybody learned the hard lesson from the US. I totally agree that property prices in SGP will only increase. The current measures will not cause a drop at all. At most the property will rise slowly.
I would think rising interest affect the private property owners bah. Not so much about HDB dwellers. -

At how many years left before the HDB leasehold expired should one not consider at all?
To me HDB is not a worthy investment and hence can't understand why anyone would want to pay a premium for a HDB. :scratchhead: -
I think those who paid a premium for a resale hdb is due to the location, unblocked view, proximity to parents’ home.

The selling point is the proximity to MRT. Fantastic layout. Because of the recent measures, the developer is giving huge discount. The way I see it good buy provided one is looking for a fast buck. After TOP and 5 years down the road, sell with a tidy profit to cover back the ABSD plus other miscellaneous cost cum profit.
In terms of long run, not worth it as it is 99 years only. -

I also wonder when is the “best” time to let go of a leasehold property. My new condo is a leasehold. I noticed that a 3 bedder condo in OCR bought between 1996 to 2000 are currently transacted between $800k to $900k. I did entertain the thought of buying new, pay down payment only while getting deferred instalments (if any) then sell after TOP. But my agent friend said it may not be easy to let go coz many are thinking along the same lines. So you'd see newly built condos having hundreds of units being advertised at the same time. Still feasible in the current market? -
Cherrygal, I am not too sure as I have not done so before. But years back, my gal friends banded together and did earn some. I am not sure whether is this possible.

Property scene is very diff fr the past. With govt measures & oversupply of condos, u’ll hv to be able to ride out. Even if u hv holding power, the day may not come & price stabilize.
Hay day of property has not been in sight for a long time if u study the cycle. Others made profits in the past but now, property is not profitable anymore. In the past there’s no ABSD, no oversupply, no strong economy sustained for this long Spore is able to bcoz of stable govt, good planning & Sporeans’ capability & resilience. Sporeans who are able to spread their portfolio & not solely dependent on Spore property.
