      Yes indeed. It is just business transaction.

        Agree. Some type of tenants are PIA. I never consider them after one experience.

        up to $200. Malaysian tenant can also be a PITA too. the one before the indian is a Malaysian couple...cook never clean, spoilt oven tray and never engage professional cleaner before hand over (this was stated in the contract).
        when dad and agent checked, the unit was filthy. made them pay for a new oven tray as well as cleaning up which took longer than usual because the grease on the stove and kitchen top were so thick and had to scrape. even the kitchen window panes were thick with oil too.

        I have the same issue as Janet's dad. My tenants are also Malaysian and they cook a lot. They even damaged my sink cabinet and caused my washing machine cover (which I bought less than a year) to be rusty in less than 5months lease. I find myself very unlucky as this is my first tenancy contract and so many things damaged. Had asked them to go, otherwise I don't know if I could recognise my place after 2 years.

              As mention above, they damaged many of our things which breach the clause of Interior Maintenance in the TA, thus we terminate this tenancy without compensation.

                  Do you buy the aircon service contract n deduct fr your tenant deposit , or they get their own vendor ?

                  Also Any good aircon service vendor to recommend ? can pm me too if not convie to share here .

                    They’ve got a team of very reliable guys

                    Typically, I pass contact to my agents to suggest they get contract signed up once TA signed. For Tenancy, I’ve set up arrangements for air-con contracts signed under tenants’ name. I’ve also made arrangements for weekly home cleaning if it is not rented to a family. This is to ensure they don’t give me surprises (again, I’ve asked agents to pass contact). These cleaning contracts commences in tandem with TA & it has a deposit reqmt if I rmbr correctly. I get regular feedback on condition of my place & will activate my agent to check if sth suspicious shows up. So far, only one elderly American couple with their frd didn’t need the cleaning service & I obliged.
