i tend to agree that view. that’s why, in spite of the crazy huge loan (we are in our 40s and still have a huge l oan), we ended up with a small FH landed. not so much as a forever and ever home, but more like, we will sell when we stop work, and whatever the equity we have in the house then, use it to buy a suitable retirement unit, and the rest of the cash for retirement. in the meanwhile, the family enjoys the space.
actually, many of the rebuilt houses now have installed, or have provisions to install a lift as some people are future-proofing their homes.
btw, landed property has little to no enbloc potential too.
location-wise, very few pp are likely to be able to afford prime district landed.
as for maintenance, condo units of 2000 sq ft or larger tend to have very high maintenance fees - so far i a ctually have not incurred huge maintenance bills yet. though i am aware that bills do come in one lump sum - like roof replacement, or repainting etc. -
True when old you don’t need much space. Larger space is good when kids are growing I think. For old age, I actually would like to go back places that have our memories.

Hopefully when we are old, the places that holds our memories are still around!

That’s why we plan to keep our old place even tho they say after certain years the value will just go down. Just use whatever rental income can get now to compensate ba and when we are gone sell for whatever residual value left.
Oh yes those places we used to frequent/see will slowly be no more… even our children kindy also no more le. -

Personally, I feel that the shift towards multi-generational living, whether in the form of landed or non-landed, is inevitable as seniors around late 70s or post 80s become a lot less mobile and less cognitive. Given the pace and demands of work and own family, not easy to be managing an additional 1-2 more household(s) (parents and/or parents-in-laws) - marketing, medical, physio, insurance, banking, investment ... -
I think views differ on this. Some would say multi-generational living is less popular as generally the seniors are getting more educated and more able to live on their own, and working families do not like to live with aged parents. everyone needs their own space. also, some young working adults are starting to move out to live on their own - this is far less heard of when we were starting work, as all of us tend to live with parents until we are married.
that said, i think with the trend of WFH, there will be a demand for larger units, in general.
once the borders reopen and there are more investors and visitors, i would imagine, the demand for smaller condo units will revive. -

For landed, although no official maintenance fee payable, but you can stash aside a cash fund for repairs.

I’ve been seeing more and more with lifts installed, some even big enough to fit a wheelchair with space for the caregiver pushing the wheelchair! Also more people are catering for EV charging, even if they haven’t yet bought EVs. Future proof indeed. -
Generally, i would think landed owners should set aside what they would be paying for a large condo maintenance (i.e. $500-700 a month), for repairs and that will generally suffice with possibility of some minor upgrades as well like say autogate. That will more than suffice. I would say the most major expense I have incurred so far are to repair leaks - I think 4 to 5k all in all.
Apart from lifts and EV charging, another growing trend is solar panels.
I think pools and ponds are less popular now. -
Solar panels: the cost of installing these has come down a lot. My friend even sells back the excess electricity to SP and earns a little this way each month!
But…do consider carefully if installing on roof (versus on pole in garden). If there are any leaks in roof one day, the hassle of removing the panels is :frustrated: -
