      You like bathtub or want to use the space differently? I think about take out and make shower bigger. Could also move toilet and make double sink/larger counter depending on design. But not sure if makes harder to sell in the future (some want bathtub)?
      Some experienced rental agents told me that Japanese tenants always want to have a bathtub (need a corresponding storage heater than can heat sufficient volume at one go too). So removing the bathtub has consequences if want to sell/rent out down the road.

      In our previous (rented) place, we didnt use the bathtub in the MBR at all…in fact we kept it absolutely dry (wrapped up the tap/shower head) and used the bathtub to store our bulky items like suitcases etc. There was no storeroom in that rental unit, only a tiny broom cupboard!

        Yeah, I am hesitant to change too much because while it may work for me I think it is hard to know how long one will stay there and need liquidity on the back end.

        I noticed in showflat or floorplan many units no yard or shelter/storage area. It looks great until you consider all the stuff we have in these places (and I don't think we have tons of stuff but suitcase is a killer). Many new units not even much closet or storage space around the DB with space at a premium. Simple items like toilet paper, paper towels, cleaning supply still need a space.

        I start to think about what type of unit want/need once kids are gone. Some features of the larger units (even if don't need the bedroom count) are still nice.

            I suggest you can use the wall space without doing major reno.

            Eg if need to hang clothes, can get those metal bathroom hooks & drill into the door/wall.

            If need cabinet space, can buy those mirrored wall cabinets & install into the wall above the sink.

            I know now the trend on Taobao etc is to just hang one round mirror above the sink, but I find it not practical enough - I “need” to have storage space behind the mirror to store extra toothpaste, dental floss, mouthwash, facial creams etc etc etc.[/quote]
            IKEA bathroom series, have some cabinets which are useable and non-bulky. I suppose they have designed those cabinets for our local toilet sizes, be it for condo or HDB. Not too pricey as well…. 😁 free parking at ikea Tampines too!

              I removed the bath tub when I moved to my current condo. I relocated the shower area to where the bath tub was. The shower area became so much bigger! If your condo is not in the areas where Japanese like to rent, then there is no point of keeping the bath tub.


              I built cabinet behind the mirror in the bathroom so there are minimal items around the washing basin. It looks so much neater!

              For the luggage, I placed them under our bed. Our bed has storage area underneath it so the luggage can be kept there nicely.

                I have installed a bathtub on my master room bathroom. Buying some onsen powders from Nishino Pharmacy, I can take an onsen/hot spring bath at home anytime instead of going spa outside.

                  The house is where we spend most of the time. It’s always nice to use the house to our own preference and not to others’ design 👍🏻

                    How and where is GST applicable for Residential property?

                    It is mainly on the services and moveable furniture and fittings.

                      Yup, from what I understand, I will have to pay GST on the lawyer’s fees and agent commission. Hoping the GST hike is deferred till later…

                        It is mostly because the company/agent is GST registered, so you’ll have to pay for GST. If you work with someone or a company that is not GST registered, there is no need to pay for GST.
