      Usually, the authorities, incl the police & CEA will keep close watch. Stronger evidence will be collected. This case seems so obvious.


      In any case, tenants shld NVR be responsible for the LL’s renovation ‘desire’. There is a limit to repairs & not entire house reinstatement. Major costs shld be borned by LL, unless the LL hv evidences of deliberate damages. Onus is for LL to show proof. I’ve came across a SCTC judge who started lightly asking if LL doing a major reno on tenant’s acct? Then award was granted to tenant & LL warned to ensure prompt pymt to claimant. CEA will not help tenant for any claims. Only SCTC can do so. Registration for SCTC costs affordable by men on the street.

                I m just thinking hor…if tenant’s case is strong, just go and start the legal proceedings. I just think that there are stages and up to tenant to stop at which stage. There may be chance of settlement before court appearance whatsoever as I think the stake is high on the LL…not only court decision at the end but CEA may investigate also.

                  I can u’stand esp those who fear the high costs of the legal process. Moreover, for those who always think they hv an upper-hand, their mentality is they can abuse ‘ignorance’ of legal rights of the under-dogs by insisting their own narratives.

                  But hor, those who are stiff in their belief they can always win & work the system to their adv, will hv the justice scale falling upon them someday.

                  Our society is also more informed & many are learning just as we’ll sharing thro social media & access to learn fr many authoritative tracks to seek recourse for their grief. I always believe in the Higher Hands meeting out justice to those who bully, take advantage or abuse their authorities, where man-made legal system fails to catch them.

                  Belief me, if this LL’s/agent’s misdeed is officially found as errant, there’s no place to hide that face in red dot S’pore. The shame ....

                  That’s why we hv those who work pro-bono to avail legal assistance to uphold justice or provide some relieve & access to legal services.

                    Just wondering… what’s the use of suing? Would the tenant be willing to move back to the place if he wins? Or is he going to be paid some extra $$$ for damages? How much money are we talking about here?

                      Definitely no way to move back. I’m sure by now the tenants ELD hv signed ano tenancy to live somewhere else & possibly at higher rent.

                      Think lee mentioned 3 mths deposit. Depending on location & size of unit, it can be anywhere btwn $7.5 to $10K thereabouts. For healthcare workers, esp foreigners, that’s a big sum. These are hard earned money to the tenants. In anycase, it’s not just the amt but the integrity of contract & how it reflects on Spore system of justice.

                        The unit was rented out to the tenant at $2600/mth.
                        We saw the landlord advertising on internet asking for $4000/mth. 5-rm flat in town.

                        So I guess every month the landlord thinks she is ‘losing’ money so LL thinks of all kind of ways to evict the tenant.

                        Very shocked the LL can think of using the termination letter from HDB to evict tenant. And more shocking, the next moment, the unit was put on rent on the market again.
