On the ABSD, if a person buy 2nd prop, will need pay for ABSD based on fact of going to own 2nd prop.

Then the same person sell of 2nd prop and purchase another prop (3rd purchase but 2nd owned prop now), need pay for ABSD 2nd prop not 3rd prop, is my understanding correct ?
When you buy a ppty, you hv to declare if it is your 1st or 2nd or 3rd ppty and then pay the ABSD accordingly for 2nd onwards.

In your example, once he sells the 2nd ppty (i assume sale procedure must be completed), he would hv only 1 existing ppty. Hence, if he buys another ppty, it would be his 2nd ppty and would pay the ABSD accordingly.

      Am i correct?

If you buy under children's name, no ABSD coz no prop under name yet. The child can enjoy first prop purchase on own in the future so long as dispose the 'given' prop ? And it wont affect the child's chance of bto next time assuming satisfied disposal period criteria?
Actually when you buy under your child's name, if the child has no ppty, then this ppty would be his 1st ppty and hence no ABSD.

I assume when one said Buying Under Child's name is the same as child is buying the ppty but $$ comes from parents.

The ABSD for 2nd ppty onwards is 17% (?)

Imagine a ppty is easily 1mil and 170k goes straight to G …
          Very hard to swallow …

Condo resale prices rise for 21st straight month in April, suburban prices hit new high

            https://www.straitstimes.com/business/property/condo-resale-prices-rise-for-21st-straight-month-in-april-suburban-condo-prices-hit-new-high

Despite all the cooling measures being implemented (notice how these measures are announced and implemented so that there is no chance to rush to buy ...), prices of ppty continue to climb up and up and up ...

That's my understanding also based on properties on hand not the number of purchase.

Do you feel we are the fortunate gen? When we came out to work, we have relatively better qualification than some…housing prices not that high… food court prices in mall at $3.50.

:? I believe most of Singaporeans can afford to buy a BTO - HDB housing. My son, my nephew and my colleagues (late 20s) all have purchase a BTO housing recently and once the keys for their BTO are ready, they will get marriage. I don't see the BTO prices will be out of reach by most Singaporeans. Why worry now??

I won't think in this way. Singapore will have a better tomorrow because most of our kids are now able to receive tertiary education and we have lot of qualified people to support our economy growth. The average household income will be increased and new HDB housing are better designed and equipped even though the price is relatively high. Yes, the food prices are high but we have more variety or choose of food compare with the past.

Maybe I think too much…let’shope so…always feel our gen lucky in a way and have the feeling of more hardship when thinking of our next gen.
