      75% of Blossoms Park condo snapped up during launch day, despite new cooling measures introduced just 2 days ago.

      ABSD is not working well because most Singaporeans no longer buying 2nd properties lah!!!
      Instead, husbands and wives are decoupling to buy one ppty each. OR, buy under Ah gong’s or ah ma’s names, if their names have not been used for any property.
      20% ABSD for 2nd ppty leh!
      And I got a glimpse on the prices; some 3 or 4 bedders are priced at above 3 mil. :yikes:

        I think furthest is under own child’s name, if with cash? Eg siblings better don’t ba…coz got own spouse, children etc, wait things get complicated…unless the person with plan to hold short term?

          Even before the govt increased ABSD to 20%, Singaporeans already stopped buying 2nd ppty.

          They use decoupling method, one for own stay and the other to rent out.

              I see. Then better to have a written agreement that they will split the share according to their respective contributions. But when & how much to sell at is always a potentially contentious issue.

                  Maybe living with one of the children? $900k should be able to get 1bed.

                  I have even heard of close friends or colleagues pooling their cash together to invest.

                    The husband transfer name out fm current property and go buy another under his name?

                    The current property will then under 1 person’s name…after the husband trf name out, the current mortgage need to be revised by the bank to see the income eligibility of the wife or not?

Yes of course bank mortgage eligibility is affected, bank at risk lei if no re - assessment . decouple the HDB flat , is lesser cash , cheaper than private

                        Yea I was thinking there should be reassessment. Actually think of it quite ok hor for those couples just having 1 matrimonial private and both are working. For us unless G don't let us keep our hdb..very slim hope to decouple...unless I go earn proper income to qualify a loan..the current no cpf.
