Think HDB cannot decouple, need to be a family unit to own it. So for those with a HDB in the portfolio, will still be in scope for ABSD as will be 2nd property even after decoupling.

You’re correct. The Gahman changed the rules in 2016 to close the public housing decoupling loop-hole.. so the “gift” would now incur absd. Private housing no problem as long as have $$.

Retrieve an old post dated May 2022, right after cooling measures. Liv@MB and Piccadilly Grand, both projects sold more than 75% on soft launch day right after the May 22 cooling measures.

LIV@MB above 75% sold. The exact figure is 79.19% sold on soft launch day. Which is higher than Piccadilly Grand’s 77%.
Piccadilly Grand was the 1st big project to be launched after the cooling measures and probably the govt was shocked by the overwhelming response and the 35% ABSD (Trust) was introduced within a few days of the launch of Piccadilly Grand.
MOF mentioned that they do not have the exact figures for properties bought under trust. So despite ABSD(Trust), the property market continues to stay red-hot is driven by demand and not due to purchases under trust?
After all, LIV@MB broke Piccadilly Grand’s record by selling 79.19% on soft launch
Blossom Park is 75% sold just 2 days after another bout of new cooling measures. $2450psf somemore, it’s kind of expensive.
I am wondering who is the Minister who came out with the last few rounds of cooling measures? Seems like didn’t 对症下药。Unlike the one Tharman introduced back in 2013 which “killed” the market for at least half a year. Everyone also claim to be 1st time owner. Are they really 1st time owner buying for own stay or have they just decoupled and are actually buying with intention to rent out? Then aren’t they considered as investors too? Many such buyers can’t wait to dispose their new condo for a small profit once TOP (3yrs SSD probably over by then)
Maybe down payment for new condo can be raised to 35% or SSD increased to 5yrs? Stop thinking about using ABSD only, should think of other ways to curb the market.
Many friends & property agents I spoke to, are confident ppty market will keep rising till at least 2026 or after the next GE. I can’t tell for sure though. -

I have friends who bought in the last 1-2 years and are regretting their purchase. Higher prices, interest rates and smaller space. So please think twice and reconsider if this is a good time to buy. Don’t get burnt in the heat… sweltering heat outside …

Sense is there is a fair bit of liquidity - savings during the pandemic, stock markets have gained from Covid times, dividend payouts have resumed, interest payments from cash holdings, business growth … the money have to be invested or spent somewhere.

youngster can only depend on HDB ,hope it can do a good job to moderate new flat pricing so that it is affordable to them.

Actually, referring to your comment that some have regretted moving/buying over the past two years, my impression is that most people who moved, moved to larger (and not smaller) premises - which has caused the EM/ 4 bedroom / cluster / landed market to move up more dramatically than other segments of the market.
