      Nowadays there there many property agents making a ton of youtube videos. I can see why people are caught up in the chase and cycle of buying and selling.
      The trend started during the pandemic when onsite viewings were impossible, and then highly restricted.

      I do enjoy browsing these videos in my free time. It’s fun to peek inside other ppls homes without having to leave my own living room lol.

      When we sold our place, we ended up engaging one of them who could “pretty up” our place (called “staging”) and produce a good video. It sold immediately compared to the previous traditional agent who was given 3 months & no results.

        Pretty cool!
        Selling at a good price is one thing - did you manage to buy at a price you are happy with?
        Also, how did you manage the timing? Did you qualify for ABSD remission?
        Some people are very flexible - buying, selling, moving every few years.

          I am unlikely to want to move again soon. Can’t go into too much detail but the current place suits our needs and yes i am happy with the timing etc.

            I support the ABSD - otherwise I think Singaporeans will be buying and flipping and buying and flipping, driving prices even higher.


            I am also not the type who has an appetite for moving frequently.

            But I do have friends who rent to enjoy new launches, for kids’ schooling, to be nearer parents etc.

              The one that stops people from flipping and flipping should be SSD. I can own an investment unit w/o the need to pay for ABSD but I can’t flip because there is SSD that holds me back for 3yrs

                SSD prevents flipping; ABSD deters buying investment units in the first place (especially for couples who started out in HDB flats and can no longer decouple).

                  SSD 3 yrs …count from when bought from developer, even before the construction ? If yes, no wonder sometimes read new launch selling like hot cakes.

                    Yes it is.

                    Those who bought into the large 99 year newbuild (mega) developments in 2021 and before are generally sitting on very strong gains.

                      If really count the 3yrs fm signing with developers…SSD will not work on this category right? And may cause the new launch prices higher and higher? From TOP is more reasonable.

                        I don't see it as a big issue. This is why ABSD and SSD to me, go hand in hand. Because it is counted from the date you exercise option, you will have to pay ABSD if you are staying in your current property and buying a newbuild waiting for it to complete. It cuts both ways. If count from TOP, lots of people will be buying without thinking much as they would not have to pay ABSD when they book unit.
