I think part of the challenge is that 50/55 to 70/75 probably looks a lot different than 70/75 to the end. I’ve thought about whether I’d want to be by a park/outdoors or closer to amenities (town centre, top of MRT, or other commercialised location). Obviously, some locations may have both. There are also some larger developments that you can walk around in quite nicely without going out on the main road/need to take transport.
Switching may also not be easy due to the loan limitations and property depreciation (whether freehold or leasehold).
I believe there are some new 2-room flats that are about 45 sq meters. There is also an option in the low-30s sq meters, and that looks to be like the assisted living option that was mentioned above.
Anyways, to keep an eye on some of the new areas being developed… -

Minus away aircon ledge, internal space about 32sqm. From the floor plan, there is not enough space for a 3-seater sofa and a TV console. -

My MIL’s studio flat was from an older scheme. The size is 45 sqm. Still have a good sized living room with sofa and extendable dining table for all of us to gather. The layout is also quite good, with the bathroom being in the centre (jack and jill doors) joining the sole bedroom to the kitchen.
So i guess the newer units have shrunk since then.

Recently she also requested for one more grab bar next to the toilet bowl, as her knees are more painful now. HDB sent ppl to install it at very subsidized price ~$10. Your MIL’s 45sqm unit still not too bad because if 2-3 friends/relatives visit, still can sit down in the living room sofa to chit chat.
Previously there was this study; to stay comfortably in a 1bedder, the floor size should be min 506sqft (47sqm). Anything smaller than 506sqft is deemed “shoebox” by govt’s definition. -

When I read about slmkhoo’s sharing about her church friend’s couple in their 80s who sold their HDB flat to relocate to a remote condo to be near their only child.
I guess when this couple was in their 60s, amenities like banks/Foodcourt/malls/MRT etc. are most important to them. But by the time they are in their 80s, they only want to be as close to their only child as possible. 今天不知明天事, at that age, anytime can go, so just want to be near their child to see her more often. -
The seniors in my family, post 75 years to early 80s, experienced spontaneous fracture or fracture(s) after tripping over themselves. Their mobility limited to about 300sf-400sf even after recovery. So based on my personal experience, a studio will be sufficient.
Am not sure about visitors as am not sure if the kids of friends and relatives appreciate chauffering them to and fro for non-essential trips - this may be dependent on their phase of life too.
If kids are not settled by the time am feeble will be nice if I can find a new project which the developer will allow me to build an internal staircase within our units so that we can live as a family still with our own space.
Given the current focus on solutions for an aging society, it is likely that there will be more options and better solutions when our turn comes. -

Some people I know plan to rent for a while once the kids are out of the house. Try out new things and see what you like (the novelty of some places may wear out pretty fast). Although this has its pros and cons too.

These days, the kids' location may change too. Job changes, school registration or choice/allocation, etc can also move them around over the years (if fortunate enough, on many dimensions, to be able to do so).
