If you can find freehold condos even older than this bay window/planter box/balcony era, those are an absolute gem. Most usable space for your buck. Just saying.

Agree, FH condos built earlier without balcony or bay windows are gems. Examples are Fernwood towers (trying for enbloc) and Windy heights.

To a certain extend, Neptune court LH 99 yr, with a bit of balcony space, are also good. But the lease is almost half gone as of 2022. Tried enbloc but has failed. -

I too prefer the internal area over (large) balconies. Another thing that seems to swing back and forth is the number of full bathrooms for 3 or 4 bedroom unit.
Regardless of land tenure, sometimes I wonder whether the key is if your plot gets redeveloped somewhere in the 30-40 year timeframe (+/-)? The building is a depreciating asset, either absolute or in relative terms, as designs/preferences change (obviously the land will be worth a lot more over time).
It is interesting to see some of the prior designs and how space usage has changed over time. Sometimes I wonder who signed off on the floor plans that were built… -

The Big balconies are free GFA (space) for developers, but buyers will still pay the same psf as a whole unit.
Nowadays, most of the condos come with BIG balconies which I dislike.
For example, 7% of a 850sqft unit (less than 15% of internal unit size), the balcony is 59.5m2. Taking this size at $1500psf, it will be about $90k for that space.
Balcony Utilisation can be improved with many brands of grilles, blinds (eg invisible grille, zip tracks). However before purchase or installation, do confirm with developer or Condo management council for their by laws…..😅 -
I feel some regrets never thought of redoing my master toilet few years back. I could have section it out so as have space to hang clothes/ build some cabinets.

Yes, need to spend money to install zip tracks etc so that the balcony can be better utilised.

I would prefer the toilet to be free from clutter bec it is a humid place.

I suggest you can use the wall space without doing major reno.

Eg if need to hang clothes, can get those metal bathroom hooks & drill into the door/wall.
If need cabinet space, can buy those mirrored wall cabinets & install into the wall above the sink.
I know now the trend on Taobao etc is to just hang one round mirror above the sink, but I find it not practical enough - I “need” to have storage space behind the mirror to store extra toothpaste, dental floss, mouthwash, facial creams etc etc etc.
