      We want to sell our 99 year condo instead of the landed.We want to be debt free..................Spoke to hubby, we will try to sell the condo and will not touch on the landed property.After the condo sold, we will then hunt for another landed and then sell away our current landed.

      If not, will be stay put, renovate and stay till retirement age, sell the hse and retired in a condo...that is only a plan.

        Was told that it has reached the peak and any moment it will crash. esp. with the coming election and chinese 7th mth approaching. Any advise on that ?

          two years ago in the midst of collapsing banks ...... they also say the property market will crash ..... but didn't leh ...... my friends so heart broken to have sold it and hoped to buy back ended up 50% poorer even though no money lost

          this kind of 'was told' (who told it ??) could be out to manipulate certain property prices .... may be

            Yah... my fil has been asking us to sell off our rental property recently as he heard that market is going to crash since the price has risen so much....


            We are still 1/2 hearted as just signed the lease for another 2 years. Hubby said to wait for the announcement of the new MRT lines first. He is still 🙏 very hard that there will be a MRT nearby.

            Any expert view on ongoing trend.

            Also, is it favorable/ unfavorable to sell with tenancy? Was told by my agent cum aunt that we can command higher asking for sales with tenancy and particular company lease.

              I sold my landed, bought a condo, now renting a HDB. Still waiting to buy another landed, or buy another HDB plus one condo.

                Also thinking very hard. We got a good offer on the tenanted property but not sure if to let go. it seems that property is still on the rising trend, but my concern now is whether the depreciation (99 year mah) will erode the value of property.

                Regards tenancy, it depends on what the new owner wants. Some wants to stay - in that case they may prefer without tenancy. But at the end of the day, it boils down to how much that buyer wants the property.

                  yes, nobody really knows PRECISELY when it's the next cycle....
                  but ...but a heated property bubble will surely burst one day, look at US and Australia
                  so it's good to get $$$ ready for it when opportunity strikes.... 😉 😄

                    My thoughts - most important is capital appreciation (thru inflation, sentiment, hidden potential…etc) cos rental dont make these much nowadays (less tax, less maintanance, less agent comm, less bank interest…etc) and houses are generally expensive nowadays vs rental.


                    Buying w tenancy probably means easy to rent out when tenancy expire (might not be totally true but easy to check rentability). Me at most willing to pay 4% rental yield for property - assume annual rental $40k, then max property price $1million. There are property which gives 4% return but not equal capital appreciation years later.

                    Buying without tenancy - got to get my own tenant (consider time lost, agent comm), so property price should be below $1m.

                      Can’t decide to get a cluster house or a landed inter- terrace. Both command around the same price. For cluster, the sqft is bigger and still has to pay maintenance fee for the facilities whereas landed no on going cost but implying no facilities for the kids… Another key issue will be the investment value? Was told cluster is the "in" thing now and its newer but worry about the demand 20yrs later? Any good advice?

                        cluster is still strata title

                        save the money from the maintenance fees and use it to upgrade your own landed house

                        facilities ? join a club and is flexible, not happy with it ? sell and join another club
