      wonder if it is more economical to get repurchased flats (ie cheaper cos get direct from HDB, but need renovation as we don't know the condition of the flat) or resale flats (need minor renovation if move-in condition and also can choose location and unit type).

        Hiya jedamum,

        In order to get repurchased flat, u need to check for eligibility, not everyone can apply for them. Most of them will be relatively bare with minimum or no fixtures. Walls are normally whitewashed, any damages will mostly be fixed by hdb. U can't view it b4 selection though, can only look at layout from hdb website.

        In my opinion, you can go for resale flat if you are going for bigger flats like 5 rooms or executive, cos in the current situation the cash above valuation amount is still pretty low, so worth it as it covers some of the basic renovations done. Pros is that you can shop for as many as u can to decide, very very tiring process and u may not find one u like and in our case, the more u look the more confused u get.

        If going for 4 rooms can try repurchased flat, cos cash above valuation for this size is pretty high in the resale market, averaging 15-40k depending on location and renovations done. Repurchased are very popular though, cos most of them are in developed areas. So u also hv to depend on your luck during application and pray that your Q no is small and you don't hv much choice, cos theres only like a couple of units in the areas that you like.

        Just my personal views. Happened to went thru a hell of a time in 2007 trying to get a roof over our heads. We moved like 4 times from Aug 07 to Jun 08. So went thru all possible options b4 was lucky to catch the Jul 07 ballot for Jurong area and managed to get a 5 room flat to call home.

          So...you got a repurchased flat too huh?
          I am looking for 4 room...will be participating in the current HDB Sales exercise....8000+ applicants vying for 400+ units :P...am only looking at units in matured estate.

            No, we managed to get the new flats, but these untis were built in 2000 for en-bloc of some older flats in the area, just that at that time price was very high and most residents went for the 4 rooms instead, so about 99% of 5 rooms were unoccupied. Back in Jul 07, it was released with those near Pioneer MRT and in Jln Bahar.

            Back in Jul 07 it was also 8000+ applicants for 1000+ units and my Q was 500+, so really lucky. Also, bcos 1st time applicant get prioty, and if you are near to parents even higher prioty.

              how will they know if it is near to our parents? there is nowhere on the application to indicate where our parents live. :?
              ours a bit tricky...have to get somewhere near where we are currently staying cos my ds1 already in P1.
              most likely may go for resale, if really can't get an ideal one.

              for resale another headache...whether to go for one that is accessible, but costlier and smaller, or not-so-accessible, cheaper and bigger.

              for the 8000+ applicants, i am hoping that the recent launch of The Peak and Parc Luminere can divert some demand.

                Mine's a resale. I also stay near my mom. Back then, my agent just said that as long as my mom's address and my address both say \"Bukit Batok\", can already. And something about not being able to move for 5-6 years, for both of us, I think.

                  Oh, maybe they change policy again wif regards to staying near parents.

                  In the meanwhile no harm start looking and call up those ads that interest you, if you find an agent that you like/comfortable wif, stick with him/her. Ask the agent to hunt for you, most of them hv very strong network within the area that they are working on (like clementi specialist/ toh guan/jurong east specialist) one thing is that they get paid by commission, so they are very on. One important thing to take note is that you must NOT ever give to the agent is your Singpass pin for them to access your personnal info. A friend of mine went and view about 42 units :!: before he decide on one. So no need to be shy (please ah, mean no offense to any housing agents members here, just my personnal views πŸ™ ).

                  I learnt lots from those agents that i encountered, by the things they asked, i learn quickly to ask the next one b4 they ask me, so i don't appear to be ignorant (me very kiasi and kiasu). Maybe sould start another thread on this instead of using jacyn intro thread.. :oops:
