sometimes the price is low cos the condition of flat is lousy, and if you add in the renovation cost, the price is almost there.

sometimes it is really a divorce case; i knew of someone who picked this type of gem; and now the unit can easily fetch 60k more after deducting the reno costs.
but if too cheap, also worry what's potentially wrong with the flat...(winth..engage your services? :evil:)
but then...the price and location your listed above is way out of my league.... :oops:

10yrs ago, i was eligible to buy new flats at <$190k; could have profitted 100over k now if not for filial piety.

Wow if going to look at resale flats, a lot of factors need to be consider as follow:


(1) If divorce case then really a quick gem to get. Maybe can ask agent keep a lookout on divorce case trying to sell flat.

(2) House is it ever under Ah Long Blacklist? Quite afraid buy house then kanna Ah Long do vandalism.

(3) Fengshui & 8 (八字）Character Analysis. Hopefully the unit can 顺顺 everyone in the house. Must also find 文昌位 for the kid. Does anyone know the 文昌位 is permanently fix in the house?

(4) Still require to do any renovation?Maybe it would be too run down existing fixtures where need to know here know there where renovation cost easily coing to $50,000??

Anyone have any to add when come to buying a resale flat?

For this, I think you need experience. We were on good terms with our agent and he knew how to spot the warning signs. We were blur-blur viewing this flat, then after that, we left and before we got into his car, he told us quietly that he suspected the seller has ah long problems. He didn't tell us how he knew but we trusted him, and we were also not very keen on that flat in the first place.

Other things we looked out for were:
1. Cannot face big canal or drain. I used to live next to the Pandan River. :sick:
2. Not near industrial estates, even light ones. Again living in Pandan Gardens and working in Boon Lay made me realise this.
3. Not overlooking multi-purpose court or big field or big CC. My mom does and life is hell whenever these places get booked for events. The CC problem was due to inconsiderate residents playing ball games late into the night at the open courts.
4. Not living near 24-hr convenience stores. My mom does and people like to hang out there at night, and they like to get into fights and rev their bikes late at night.
5. Check for proximity to religious buildings. We noticed the mosque next door but the old aunties sitting at the void deck told us that they conduct their activities very quietly. They were right.

Now, PUB has plans to make the big canals and drains nice and clean but back then, ...... I had to see a murky, smelly river everyday that would overflow its banks during heavy thunderstorms. Yucks!

Would have already sold it away if I had agreed to the sale. There were offers but I was really half-hearted about selling cos I really liked this house. Plus my brother confirmed with me tat this house is 95% 'cleaned' up liao, compared to the previous times he came. He was it was like walking into Orchard Road :evil:.

Actually hor, alot of masters also do 'cleaning' can also 'see' one. If need, can ask them to go see see look look.
