        1. Agreement for Lease
        2. Lease
        3. Tenancy Agreement - this I know..

        How to know which to choose?

            If I am not wrong, Agreement for Lease refers to the letter of intent which is signed before a tenancy agreement is drafted and agreed upon. Letter of intent usually stipulates out the tenants' requests to the landlord like a new coat of paint, proposed rental, move-in date, furnitures to be provided , etc

            However, usually for us who DIY, we go straight into Tenancy Agreement with the respective tenants as long as the terms in the contract are agreed by both parties.

            Please correct me if I am wrong. :oops:

                    Does anyone know if i spent money on buying things and doing up the house before renting it out, can i claim any maintenance to offset the rental income later? Need to do anything on this?

                      If the things that you bought have been used by the tenants, yes. Just keep the receipts in case IRAS asks for them.

                        Hi everyone, I will like to know if it is a norm to return deposits only after the tenants moved out but within two weeks? Is it fairer to both parties that both parties check the house before hand over and upon satisfactory of the returned condition of the home that the owners return the deposits to the tenants there and then? Please advise. Thanks.
