      Is there a concept of OTP for BTO? I don't think so. There are couples who break up, forfeit BTOs etc after booking. Stamp duty is on the concept of ownership, not occupation.
      I am not familiar with terms in HDB as I have never applied for BTO before. BTO also need to pay option fees, right?

      For private property owner, SSD starts when buyers exercise the OTP. So effectively, a buyer can sell the unit even before construction is complete, without having to incur any penalty.

      On the other hand, HDB BTO owners have to occupy the new flat for 5yrs before they are eligible to sell. Taking into account the long construction period say 4yrs+, with another 5yrs of MOP, that means BTOs owners suffer an opportunity cost of 9yrs+!

      It’s not about the technical terms lah. It is about asking for a level playing field for both private property and BTO buyers.

        Ultimately, BTO is subsidised public housing. I don’t see why the playing field needs to be levelled with pte property buyers who don’t receive a subsidy. Similarly, you can’t decouple for HDB flats if you did not do so at the onset - you can decouple any time for pte property. Different rules apply for different types of housing.

          Can do away with the need for a level playing field but the opportunity cost for HDB buyers is very real. No wonder the rich (and their offspring) gets richer with the shortened cycle of buying and selling private properties.

          If the govt policy is to prevent flipping, then tighten the rules to be more stringent. Like what MKS proposed, SSD could start from the condo’s TOP. This will at least temper expectations and investors will weigh the risks. Just tweak the SSD a bit, no more buyer will rush to buy new launches at $2K+ psf in ulu locations.

                    i think i read before in social media, a Jap lady who spend a certain small amt daily to save up to a millionaire (hard cash) in her early 40s (eat simple bread, rice etc) , simple life style - it all depends on what make us happy, fulfilled, satisfied & maybe many more other reasons for some people. Thankfully,I am blessed ,contented and grateful with what we have now 😂

                        to buy at $2500 is rather high already ,selling near $3k psf is too much . lets say we talking abt a typical 3br 1000sqf .. 3mil just for a private flat only . there are rich sg, but still alot of normal Sg who make up majority ..
