      May I ask why need HDB's approval when the MOP (ie. 5 years) is met?
      Not automatic eligible? If HDB is fully paid and met MOP also need HDB's written approval?

      If rent out unit need approval.

      If buying private property, nothing to do with HDB if MOP met. Not sure why need approval.

        Those 99yrs private units coming to 40 years old we have Pearl Bank Apt (1976), Peace Mansion, etc. I believe those who bought these very early made tidy sums. Capital gain from 99yr condo or HDB, it is all about buying at the right timing.

          Just curious, how many of you would pay $1mil+ for tiny little 495sqft condo like this one. FH in D11(newton/novena).

          The empty space you see is the dining/living hall. I just realise the fridge is missing.

                    might be tough to get bank mortgage right...so few yrs left for 99yr. 😓

                    actually for first 40 yrs, the appreciation wasn't nec faster or a continuous/steady climb for those condos...there were times of 'roller coasters' too, in tandem with prevailing global econ recessions (mid-80s got one terok one, Gulf crisis in early 90s, 911, SARS). In some decades, some old ppties (LH/FH/999) prices also plunged to a record low. Then perhaps rebounded after some MRT, branded sch shifted there, or new mall announcements came out.

                    it's abt the alignment of the stars, sun and moon, when you graduated, when you pak tor and when found your soulmate and when you tied the knot...I rem after 911 till SARS, some old condos & landed ppty prices dropped to a new low ($300k-600k thereabts depending on lease type), even lower than new EAs and EC. HDB dwellers were upset cos their funds were tight to the flat for first 5 yrs or sth (MOP?) as EC/flat prices, thankfully or sadly, had remained stagnant.

                    Then IR announcement came and boomz, condo (regardless of lease type) owners enjoyed 100% increase in profits, while HDB prices remained dismal. Those who exited at the height of 07 and rented till the next cycle (Lehman Bros in Q4/08) would later profit 🙂
