Is a common misconception about seepage of groundwater to the marble. Honest contractors would have used water proofing cement on the ground slab and further water proof it before laying the marble. Also the marble should be painted with sealant before laying.
Yes marble, granite will have water seeping thru from the ground. Had to engage pp to do chemical washing to remove those ugly patches. I'm aware of proper waterproofing, as I've done partial A&A before. Just worried abt wood warping due to fluctuations of ground temp.
600x600 matte homogenous tiles can be another alternative for a more contemp look.

About timber warping - it is due to kiln dried fast drying timber instead of naturally dried timber which takes longer production time.
To cater for temperature fluctuations the gaps between the tiles or timber cannot be too tight and the right type of glue is important for timber -

F/H landed $3.5m considered cheap if the land is not less than 1800 sqft, esp if there is at least two storeys on it. These days every one tends to max out on the permissible built up area, with attic as big as a 4 room HDB flat -

Any idea what is the cost of tearing down an existing house, say a 2 storey house with about a 2000sqft built in area?
The $350psf to $450psf is only for building a new home, I believe.
If can get $1k psf of land, for a 1800sqft land and a new house with built in of 2000sqft. The cost will be $1.8m (land) + 2000psfx$450psf = $2.7m (before adding cost of tearing down)? If that is the case, then it is a good price compared to many condos ...or were there any mistakes in my calculations

If it's extensive Recon (adding GFA), maybe $600k-1 mil in today's mkt?
If it's just simple Recon, not sure half a mil can \"gao dim\" these days.

Yes, most livable ones I viewed were around this $3-4 mil range too. But we're starting to see some \"lelongs\" at ~$2+mil for more dilapidated or early 1980s type of ppties released in the market. I think ppty prices will be falling further.

Maxing out is very common these days and many are blatantly violating BCA regulations by extending their patio, awnings to the edge of their fence, esp those backyard to backyard terraces.

Need to run soil tests. Structural enggr will take care of it.
