Recently, I was at Hillview area. The 2 condos, Hillier and Hillview Peak, are in full progress. The former seems to be able to complete earlier than the latter.

F/H landed $3.5m considered cheap if the land is not less than 1800 sqft, esp if there is at least two storeys on it. These days every one tends to max out on the permissible built up area, with attic as big as a 4 room HDB flat[/quote]
Any reason why the land should be not less than 1800sf? Saw some inter-terrace land slightly smaller asking below 2mio.

U must hv misinterpreted his comment. He didn't say it should not be less than 1800sf.

He's citing it as a condition to qualify his statement that F/H landed at $3.5m is considered cheap

Thanks for the clarification. I thought it is the minimum size to be able to be comfortable. I saw some land at 1200sf even and thought it was too small. Could be too claustrophobic.

No screening done. I accept students with F grades also. But must be patient.. only have vacancies when have students grad and slots will be offered to current students and their connections first.

So, you are able to improve students with F grades to A grades?

Heheh...no prob

1200sf might require major A&A to build-up to ventilate the bathrooms. Some very old inter-terr have windowless toilets on ground floor, as a result their bathroom doors are not full-height.

Also, the car porch might be too short, or none at all in some cases, such that you have to park along the lane in front of your ppty.

1700sf is a comfortable average. Look at the shape of land too. Odd-shaped like narrow in front but wider at the back, broad but short, or narrow but long like five-foot-way?

yes, f/h shophouses are good buys.

the beauty of retail spaces is u dun hv to bother abt renovation as the tenant must take care of it himself, not like those mafan residential tenants who want u install this and that...if u get a bank as your long term tenant, u can shake leg at home. if tenant moves out, another comes in, u can let new tenant go renovate himself oso. No need to think of where to park those unwanted furniture in warehouse and all that crap.

Done so before but student needs to withstand my drilling and be determined enough.. From F To C then B.. will stagnant at B for a while before going to A...

Must put 1 month deposit (especially for new students) if they want to block a slot for the coming year.. if not within 24 hours.. I will give it to those who can pay.. mostly my current students.. anyway no more slots to block for 2016..

Why I take deposit? Cos a lot of nuisance who call n say want then change their mind.. especially those without referrals.. they have no credibility..

My old clients.. no deposit is ok cos they have credibility..
