      Yes and I was one like that. 5 yrs ago I moved closer to parents when my kid is K2 and we are enrolling her at SCGS so I moved to Regal Court along Kim Keat Rd/Balestier. The school bus picks her from Regal Court every morn so I don't hafta drive her. And it's near Whampoa mkt and food ctr incl 24hrs NTUC so that access to food & groceries is easy. She just finished PSLE and I am selling my place at Regal Court now. If anyone keen (2BR 904sqft) below valuation at $998k, contact my agent for viewing k.

        As long as the cooling measures are still in place, it is not the best time to buy. However if you go house hunting regularly, unless you chance upon a distress sale then you may want to seriously consider buying.

        When new 99yr condos in suburbs are selling at around $1400 psf, while a resale freehold apartment, albeit with limited facilities, in D11 going for around $1500-1600 psf, why not top up a bit more to get a freehold one? In a downturn, Dist 11 prices still hold up well and easy to find tenants. My thinking only, not everyone thinks like me.

            For sub-sale or resale private properties, I heard deposit cheque will be issued directly to seller/ owner’s name?

            Safe or not? What other precautions or checks that potential buyer should keep in mind before giving the cheque?
            Is it better to make the offer through buyer’s lawyer?



            Buyer does not have to pay agent’s fees right?
            If the agent is not specially engaged by buyer to help source for properties
            Under what circumstances would a buyer need to pay agent’s fees?

              yes, the chq is issued to owner's name - Pls buy thru a registered property agent . The agent will show u some print out from URA the real owner;s name - this is first step to show ur interest in the apartment. After this is source bank loan etc then a legal advisor will be assigned by the bank . Need to do a valuation of property ( bank will do to assess loan quantum)

              unlikely for buyer to pay agent fees - so far i know .
              Maybe if the agent can get a huge under table discount for u, then u give agent kopi money - illegal or not, I amnot sure - dun play play nowadays.... better check n ask properly.
