i know what you mean..... by this logic, people are taking huge loans to buy the biggest property they can to gain as much as possible in terms of capital appreciation - is this what's driving the crazy surge in landed and large (and or prime) condo prices?
Pple said all goes in cycles ie with ups and downs.
Interest rates go up then down. But I see ppty prices are forever climbing. -

I think high interest rates wont stay for long. Rem we went thru ultra low interest rates environment and only recently that we saw interest rates climbing. So it seems periods of low interest rates are longer than high interest rates.
For ppty prices, they are different. Now hdb can cost a few hundred k. Some resale ones are in mil.
In the past, it was only tens of k (ok, that was donkey years ago). -
On daily SORA rates seems around 3.6% recently. It went down in Dec then climbed up again. Not sure where it will be heading tho.
On property prices, I guess can get some good deal ba if interest rate keep going up. But the stamp duty is quite a deterrent I personally find. I was playing with option of selling my current place then wait for better deal next time if interest rate expecting to keep going up…but then when calculate the stamp duty woah…more than 20% slightly below a qtr of the property value ! no need la…just stayput better…assuming you still want to keep one.
At that time, I remember the agent also mentioned not many ppl selling le. That was few mths back. -
I just saw a DBSHome Loan ad of 3.88% fixed for 2 and 3 yrs. Before this, it was 4.x% right…meaning int going down? That is good news leh.

it’s still up n down cycle . I recalled abt 16 to 18 yrs ago, property prices dropped near or slight below selling price, I had friends who sold their private near their purchased prices. need to do the sum , dun over commit in some very high landed or condo , even HDB - paying $1.2 mil plus is high. -
Property as an asset class will still benefit. Holding power is key.
If mortgage rate stabilises at around current rates, then people will re-balance and negotiate based on this expectation.
There are loans in foreign currencies which are at lower rates but is a separate matter. -

ABSD is not working well because most Singaporeans no longer buying 2nd properties lah!!!
Instead, husbands and wives are decoupling to buy one ppty each. OR, buy under Ah gong’s or ah ma’s names, if their names have not been used for any property. -
Buy on others’ names have risk of estate related disputes. Can argue that can mitigate with a will but in reality, cannot stop frivolous claim or dispute. That is my thought, hope do not need to find out.
