If you want to DIY seling of HDB flat without paying a real estate agent commission, here are a list of things you should do.
1. Research on selling price.
> Many FSBO (For Sale by Owner) are over-priced. They expect to fetch top prices for the flat simply because they are home proud. Its good to take pride in your house but you need to be fair and realise that your unit isn't the only one available on the market. Chances are, there will be owners with similar or better condition willing to accept lower prices due to various reasons.
2. HDB Seller's Checklist
> You need to have completed your seller's checklist. You can only issue option to purchase (OTP) 7 days AFTER it have been submitted to HDB.
3. List of agents (RES)
> You need to KNOW who are the agents (RES) who are active in YOUR area. RES active in the area will not only know of people who want to SELL but also BUYERS. For HDB, RES collect their commission from their respective clients (Landlord or Buyer) never both.
4. Marketing
> PropertyGuru is the most efficient to market your property. However, if you don't have a practicing license, PropertyGuru would not allow you to post. Negotiate with RES who might be secondary or tertiary contact lists. They charge RES an account fee annually + Posting credits. You can pay RES to post your property and direct the calls to you.
> Newspaper Advertisements
Newspapers still gather good amount of calls. Post multiple ads along the week with various newspapers to get the information out. 2 adverts is certainly insufficient to gather any response.
5. Have your paperwork ready.
> Paperwork such as the OTP is expected to be provided by the RES representing the landlord. Since you are representing yourself, they would mostly expect you to handle the paperwork. If you are unsure or don't have the required paperwork, most RES would convince their clients (aka buyer) to go for other properties lest the transaction gets mishandled.

Yup, we sold the condo to a direct buyer. No agent fee at all. My viewers and 2 buyers for my current property are also all direct buyers. I turned down all agents.
If you intend to go this route, you gotta give yourself at least 3 months and not entertain any agents at all even if they say they have ready buyers. If you are desperate to sell, you won't be able to withstand the pressure and lure from the agents.
I also wonder why there are so many buyers who are so lazy to read the ads themselves... take what the agents say with a pinch of salt. Ready buyers maybe, but may not be for your particular unit.
You can also work out a lower agent fee if you didn't want to hire an agent in the first place. They are willing to negotiate on such cases.
I wonder too... It seems Buyer dun trust whether sellers are serious or nor... I have put ad for my HDB apt last two Saturday and 99 % call are from agent wanting to market my property.
I can wait 3 month ,but is there any better way to reach out to buyers. -

My DD studied at CGS as one of the last entrant at Cut off T-score and took O-level in 2013. Never regretted that decision as those 4 years prepared her for life. After 2 years in CJC , she got in NUS.

I would lay the financial cards out. How much does it cost to study overseas. She needs to know what's at stake (tuition fees + accommodation + insurance + meals + entertainment + general living costs + flights + other incidentals) x 4 years :moneyflies: :moneyflies:slmkhoo:
I see, she expects you to pay for everything? I think if you insist on her bearing a portion of the costs, it will focus her mind nicely.
My husband and I often remind our kids that, as much as we want them to support them and encourage them to further their studies and get a degree, they should not see it as an entitlement. We make known to our kids that we want to support them but we don't have to. They should not expect and think that it's their entitlement.
We also tell them that we do not have deep pockets. We want them to think responsibly and work hard for what they want.
At this stage i can't lays financials out . We haven't teach financial literacy and She is not asking for 4 years US or UK study degree which would cost fortune... so it will still be managable ... couple of years of Drama study in Australia or Hongkong would be managable. Most important is she makes decision herself and stick to it make it work...

The degree applications for Lasalle and NAFA are still open. For Lasalle degree, you can apply to the undergrad prog directly, don't have to go through their Diploma since your girl already has an A level cert. It's a 3 year degree course.
We have gone to Open house for both NAFA & Lasalle in Mid -Jan. There is 1 year Arts course in Lasalle which is kind of \"Stepping Stone\" for ultimately finding your passion in Arts..It would have been ideal but Jan-end deadline was little early for her to decide.. So she said no even if i agree to fund it... NAFA courses are still open , so will press for it one more time. Thank you.DadOfGirl:

Don't regret. I would not say that you have \"missed the signs\", otherwise you would not have supported her passion from secondary to JC years. I always feel that whatever or wherever one studies, the student is acquiring skills and knowledge that he/she can use in the future. Her experience surviving the A level system would augur well for uni life.You have a point , but there is system in Singapore to identify your passion early... CCA in primary , Third language based on PSLE result, then Music programs in secondary , SOTA and Sport school. How could we miss signs and land up so far ... may be we should have taken Poly router or transfer to SOTA .

So, be it A levels, diploma or SOTA/Sports Sch, these are just different pathways post-Secondary school leading towards the university. Open house on 12th , Saturday. NAFA date is also 31st March ... so i guess that one year course is still an it is option

I guess is also depends on what \"sensible\" means to each person - you want her to study for a degree and even a postgrad degree, followed by work. As a Parent we definitely want to make sure that we are not being take advantage of for allowing a GAP year or allowing independence. We have stopped allowance and she is giving tutions to juniors for living expence...but that is very small part of expence...Real cost is parent are getting older and losing 1 year in working towards child becoming independent. Essentially allowing to be independent in secondary school has worked against ultimate goal of her becoming independent for life.
I have asked her to prepare 4 year plan of study ... where... what course and any post graduate study and ultimately taking up job at the end of 4 years......If there is no concrete plan ,agreement is only a GAP year... then take up subsidized uni degree here.

Again, about \"independence\" - I think you focus more on financial independence. But her wanting to do a gap year shows that she has an independent mind (not following the crowd). Especially if she still persists after you tell her that you are not going to fully fund her gap year, she is to be admired. Now that she is nearly adult, just tell her what provision you have made for her university education, and that beyond that, she's on her own. You don't have to agree to finance her until she completes her degree if she puts it off indefinitely. That should focus her mind.
It seems GAP year will be enough to do that , but since all financial she doesn't understand/doesnot want to understand ... Uni fee allocation etc ... i will have to take matter in my hand if there is no concrete plan moving forward.
