The no. of <1km applicants is indeed higher and this could be due to many factor

New residential development could be one, but we also need to factor in the enbloc of Watten Estate reducing the number of <1km residential units in the area. I believe this is the 2nd time in 3 years that there is balloting for <1km. But the big question is, how many <1km applicants are there balloting?

Going forward, the strategy of relying on <1km for P2C as a backup plan, especially for those trying to NYPS P2B may become risky and this may drive more parents to try to P2B at RGPS. This means we could possibly see balloting for P2B in the coming years.

I think one major factor could be due to more affluent Singaporeans who are able to afford to rent or buy property around the area.

Seems like this rly might be the case going forward, esp once the new condo (to replaced the current old watten estate condo) is eligible to be use for registattion. That’s gonna put up 200 more potential balloting chances in the radius

i think it is called Fourth Avenue Residences
No that one is already being built. Almost done in fact.

The current watten estate condo Enbloc news just came out not too long ago. and they r still vacating their current residents. It’s along watten road. Right opposite coronation plaza.

Oh I checked. Current condo has 104 units only. But plan is to rebuild it into a +/-300 units development.

wow ! This year is shocking ! With so many vacant seats left, how can there be balloting within less than 1 km, for SCs ? This is so un-precedented, un-expected !
I thought those staying outside 2 km, then need to ballot.

How come suddenly, got so many people staying less than 1 km ? Is there a new condo built ?
Oh dear ! That means those who residing
( between 1 to 2 km as well as those who staying beyond 2 km), have wasted their precious golden 2C chance, if they are not aware of this, & did not pull out in time, to join some other primary school.
Yes same thought. How can it be possible suddenly >90 little 6 year old girls staying within 1km?? So many houses available ??

That said, the current watten estate condo jus got Enbloc. It currently has only 100 or so units. It’s going to be rebuild into a 300++ unit condo. One of the largest condo in the area. Perhaps once it enters the market RGPS May rly start seeing a 1km balloting trend going forward with the extra 200++ units.

I would think it’s v hard to enforce a “To qualify as a PV u must stay within 1km from the school” rule for RGPS, it also won’t ever happen whether it’s unspoken or not.

Simply because the housing density is so Low in this area.
There isn’t any public housing, nor r there any high density condos within 1km. Its hugely landed houses with a few Low density condos. Think: 1st - 4th ave, namly, watten, shelford, coronation..
Then plots of land within 1km is also occupied by the huge Hwa Chong campus and a number of very big bungalows/GCBs. In the 1-2km radius theres also…Botanic Gardens 😓

The nearest 1700++ units D’leedon happens to be outside 1km for rgps but within 1km for NYPS- stiffer competition for the already very popular NYPS esp if there r both son n daughter in the family.

And considering how popular rental in this area is with expats who will not apply to local schools, if PVs r chosen only from within 1km there’ll be very little who are eligible.
I heard the school takes in very few PVs a year anyway- tedious selection process. I’m guessing half or so of the 2B numbers probably come from GRC- whether they wanna play safe and do it to escape the uncertainty of 2C.. or they are those who chickened out last minute from the bad odds of NYPS 2B..

Given their bigger than avg cohort intake every year of 270, 1km in 2C seems always safe, there’s really not many houses in that radius. Except for that odd year 2 years ago that made people wonder how were there so many houses with little 6 year old girls in 1km.

Personally feel the registration competition benefits the rental / sale market a lot, especially the houses that are within 1km of BOTH RGPS and NYPS.
