      The trend has picked up slightly, but I wouldn't say it has gone up overall. There are some exceptional cases.

      My frd gave exclusivity to one agent, Market one whole year, no buyers & suggest to reduce asking price of abt $20K. I didn’t know but stepped in to suggest she open out to other agents. In fact agent suggested to improve response, my frd shld spend money to ‘stage’ and spruce up so it looks nice & designer. Just as sparks suggested, it’s a tenant/buyer’s mkt. When my frd open up to other agents - 3 to work concurrently, the flat was sold within 3 mths of appointing these three agents. When these 3 agents stepped in, they all (separately w/o knowing the other agent’s given same assignment) advises my frd to put up asking price close to mkt rate. In fact, my frd sold at mkt rate with small profit. We only threw away mismatched furniture & make it clean, look spacious & neat. Wall painted up only (this always works whether to attract for rental or for buyers.
      Yep but agent quality really matters for exclusivity. Giving it to the wrong one can have a really bad impact. When having multiple, it is more likely to sell, that's true. But they would be competing with each other for getting the commission at all. So while they might sell, they might get you a lower price than you wish cause they want to be the fastest to find the buyer. The incentives are just not aligned.

      There's this book called Freakonomics (I'm sure you've heard of it). They get data on day to day things and draw conclusions on behaviour. Agents keep their own properties on the market for 10 days longer and get a higher price than for their clients. It's because of their incentives. Making $10k more for client might mean $100 bucks more for the agent, but selling their own house means it's $10k. So incentives really matter. And with multiple agents, the incentives aren't in favour of the client in terms of getting the best price.

      Having said that, I agree with you that giving exclusive to a bad agent is even worse. Ideal world is exclusive but motivated and good agent.

      I have a short runway.
      I see flats and condos almost everywhere in Spore and I always wonder if they are occupied/rented.

      Getting rental income is with a price to pay.

      Property rental yield is honestly not very good. It is on average 1-3%. If you're only breaking even and not churning a profit, you're also losing out on inflation, so you could've made more just keeping it in some ETFs or CPF (which I know has its own flaws).

      If you think you cant turn any profit in years to come, just sell it.

      Hi There,


      The rule is that you have to stay in the HDB and rent out the condo, but have heard of several people moving into their condos and renting out their HDB. I believe it can be appealed to get permission to rent out your HDB.

      Also as mentioned above its not so much about the loan amount, it’s about the MOP - to be eligible to buy a private property.

      You have two ways to go about it.

      1. Get your agent to do more to deserve the price you're paying
      2. Tell the agent upfront that you only want partial service so will make a partial payment

      For \"1. Get your agent to do more to deserve the price you're paying\", you can get them to:

      - Negotiate the price you want, say you won't accept anything below it
      - Have them deal with issues throughout the term of the tenancy, such as aircon issue 6 months later, etc. Some good agents do help throughout the length of the tenancy
      - Have them trigger renewal tenant search/negotiations themselves without you having to remind. Again, good agents do this
      - Of course, the paperwork
      - Market on PropertyGuru to get a higher offer

      For \"2. Tell the agent upfront that you only want partial service so will make a partial payment\"

      - It is as it says. Be upfront about what you want and say you'll pay lesser for it.

      There were a lot of deals that did get dropped after the cooling measures hit, but to be honest, it doesn’t affect most normal people. It only affects people buying multiple times, and of course the LTV affects some people as well. But a lot of people did get scared because it sounded very grim but in reality, they weren’t personally affected by it.

      I always make clear that I'll never give exclusive to any one agt for rental or sale. I want all agts with direct tenants to come to me. It's a tenants' market now (for private not sure abt hdb) so u will want to rent out asap. That's my take.

      I think exclusivity can either be the best or worst experiences. Sometimes agents agree to a lower commission and push even harder when its exclusive and actually have their seller/landlords interest better aligned.

      When non exclusive, they just want to close the deal before the other agent does so they tend to push their prices lower. They would also market less aggressively than for exclusive.

      Thats my take on it after having seen how some agents deliver their services.

      I had my own trusted agent as well (a family friend), but surprise surprise, I found my hardworking agent through those junk mail flyers posted in my HDB mailbox. The same flyers that I used to throw away immediately as junk.


      Sometimes maybe gotta open your heart to unexpected sources.
      Zac's Mum, there's this company that compares property agents based on their experience, shows agent reviews from customers and matches people with agents who have done similar work before (eg: if renting out 5-Room HDB in Tampines, it will find you agents specialised in Tampines HDB rentals). I think you should check it out cause it's more objective than counting on a friend. And it's a free matching service. It's called Propseller: https://propseller.com/
