      Location is most important for me. 🙂


      There are landed properties that can be quite ulu, such as long walking distance to the main road where you can catch public transport. That is, provided you require public transport and not applicable if you have your own car.

      Dengue is super random, there is no way you can avoid staying in a dengue-free zone.

          different people has different objectives in property investment


          some do it for :

          (1) proximity to school
          (2) hedging against inflation
          (3) upgrade of living condition
          (4) downgrade and cashout
          (5) chope a place for the children who are too young to own one
          (6) convenient to work place
          (7) convenient to airport (work as pilot, flight attendants, etc)
          etc…and any combination of the above reasons.

          many factors to consider :

          (1) tenure – freehold (incl 999, 9999 years L/H) versus leasehold (99-yrs & shorter)

          (2) location, location, location – popular school, public amenities – market, food centre, shopping area, public transport (bus, MRT, LRT, expressway etc), near to in-law, to be far from in-law (not a joke) etc, near to work place, too near to red light district? too noisy traffic? flood prone area ?

          (3) age of property – newly TOP, under construction, second hand,

          (4) facing, (afternoon sun?) height (#? storey), wind & water…

          (5) strata title versus individual title

          (6) size - land size, build in area, how many rooms, any elevator ?

          (7) any facilities must have ? (pool, gym, tennis/squash courts, car parks, club house…)

          (8) long term holding versus short term holding ?

          (9) rental potential? current rental value $psf of similar unit in same location

          (10) level of financing needed ?

          (11) affordability ?

          (12) TDSR

          (13) LTV %

          (14) how much reno needed ?

          (15) history of the property - loan shark harassment ? murder history ? unnatural death in the unit?

          (16) URA/master plan zoning of the area - type of use, height / storey limits, plot ratio, road setback, street-block plan area? etc

          (17) geological condition - hilly, rocky area versus low land swamp history, marine clay bed … implication for building cost / repair cost / reno cost

          the above not exhaustive but each family will have different ranking process before choosing a place

          some location holds value very well

          some location rebound in prices very fast

          some location looks cheap but price / value stagnate over 10 - 20 years…so, this is actually losing money property

                    It still depends on location and the $psf in comparison with a FH/999

                    Good location near amenities or good school with easy access to transport or MRT is worth it. Treat it like buying a HDB.
