Any recent transactions? If not enbloc then what will happen? Stay there forever?

Lee_yl, where exactly is this? Got balcony or any 'wasted' space?

            Brand new, FH, Novena.

Yes, got a small balcony. Not sure if there's any wasted space. URA caveat showed $1.138mil last done (495sqft shoebox) bought direct from developer.
The lowest rental asking right now is at $2.8K nego. Not enough to cover mortgage! Capital gain? Hmmm...

Better place like this and also some Bt Timah condos, return rate not so attractive coz the price is high. Maybe those shoebox near the circle line interchange will give better return but location wise not so good.

That means not worth to invest in property now?

If the rental yield after deducting all the taxes and expenses gives you a return of 2-3%, then maybe more attractive to ring your RM for the corporate bonds (5-6%)?

PS: capital gain, not sure at this moment.

I find those who bought shoebox units earlier had better rental yield than those who bought today. For those shoebox units you mentioned, they have better rental yield than bigger units but with a smaller capital outlay, thus a more popular investment.

That place looks like a slum...I think the enbloc thing has been going on for many years.
