He is arranging stuff for us... Already decided on corporate bonds.. Just waiting for opportunities..TheAnswer:
That means not worth to invest in property now?
If the rental yield after deducting all the taxes and expenses gives you a return of 2-3%, then maybe more attractive to ring your RM for the corporate bonds (5-6%)?
PS: capital gain, not sure at this moment. -

I find those who bought shoebox units earlier had better rental yield than those who bought today. For those shoebox units you mentioned, they have better rental yield than bigger units but with a smaller capital outlay, thus a more popular investment.
Better place like this and also some Bt Timah condos, return rate not so attractive coz the price is high. Maybe those shoebox near the circle line interchange will give better return but location wise not so good.lee_yl:
Brand new, FH, Novena.
Yes, got a small balcony. Not sure if there's any wasted space. URA caveat showed $1.138mil last done (495sqft shoebox) bought direct from developer.
The lowest rental asking right now is at $2.8K nego. Not enough to cover mortgage! Capital gain? Hmmm... -

Can I presume if property is for own stay, once property lease is up, 99 years, ie family stay till 99 years, only paper gain, but no cash gain, so isn't it advisable to sell 99-year HDB or condo after staying it for like 25-30 years? -
This is interesting…what will happen to the unit, if 99 years LH is up?

A friend stayed at a shophouse near to where Bugis is today. The 99 year lease was up and the family had to leave the shophouse but govt let them select new HDB flat. That was many years ago. If it's the same now, basically no compensation since the lease was exhausted. -
hquek:
You mean there is not a cent of compensation but only given priority to select new HDB flat :nailbite:MrsKiasu:

For cars at the end of COE there is scrap value. For 99 year L/H, it is worse, no scrap value -
