A good fall back plan. Come to think of it, there is this Novena Medical centre if I m not wrong...doctors with own practice are usually quite loaded. I think they will probably buy it instead of renting it hor..
One year back there were still vacant units and not many people seen there.
the one I mentioned around Central also...heard of splitting the units or co sharing the unit among tenants...rental expensive tenants can't survive long.

Operating from home can really saves a lot of overheads. Unless you need bigger place to accommodate bigger groups
Quality control mama...
Whoa can bring A de
ok ok I must remember you. But will you do initial screening of students for capabilities to get A or not or will accept any quality of students
-
No screening done. I accept students with F grades also. But must be patient… only have vacancies when have students grad and slots will be offered to current students and their connections first.

Mrs Kiasu, talk at my home thread… let’s not go off topic here

No, tiled area must be sheltered I believe, right pirated?
Also because it is easier to BS on built up area, unlike condos and strata houses where the strata area is in the title deeds. There is no precise definition of \"built up\". Even a non-covered carpark can be included in the built up area by unscrupulous agents - after all it is paved or tiled so it is \"built up\", no?pirate:
But agents these days tell buyers psf based on the built up area too, which is why new owners are furiously \"maxing out\" their permissible size by enclosing exposed ledges or balconies, filling up airwells, adding floors or extending sheltered porch or backyard.
In the past, buyers always look at the land area & agents will tell u psf based on tt only.
Anyway, that reminds me of condo developers trying to max out their GFA by building those large balconies, aircon ledges and planter boxes and charging the buyer for these unusable spaces! I never like large balconies. So dusty...
Not all sheltered area counted as gfa eg car porch
Stair well area is counted once only -
Recently, I was at Hillview area. The 2 condos, Hillier and Hillview Peak, are in full progress. The former seems to be able to complete earlier than the latter.

Are you cursing me?
For $3-3.5mil I meant. There're some F/H landed of that same amt too. And some fire sales in that range too! :torchme:
F/H landed $3.5m considered cheap if the land is not less than 1800 sqft, esp if there is at least two storeys on it. These days every one tends to max out on the permissible built up area, with attic as big as a 4 room HDB flat
Any reason why the land should be not less than 1800sf? Saw some inter-terrace land slightly smaller asking below 2mio. -

U must hv misinterpreted his comment. He didn't say it should not be less than 1800sf.
He's citing it as a condition to qualify his statement that F/H landed at $3.5m is considered cheap

Thanks for the clarification. I thought it is the minimum size to be able to be comfortable. I saw some land at 1200sf even and thought it was too small. Could be too claustrophobic.
