      Many years back I read about the news of this shop owner at somewhere near Chinatown decided to terminate his think clothes selling business and preferred to rent out the ground floor shop coz of the high rental the shop can fetch.


      yes, f/h shophouses are good buys.

      the beauty of retail spaces is u dun hv to bother abt renovation as the tenant must take care of it himself, not like those mafan residential tenants who want u install this and that...if u get a bank as your long term tenant, u can shake leg at home. if tenant moves out, another comes in, u can let new tenant go renovate himself oso. No need to think of where to park those unwanted furniture in warehouse and all that crap.

      So good but must be very ex..Whoa if rent out to solid tenants don't need to worry so much when old, such lucky owners.

            Previously when we went for condo viewing… got number 4 is indeed cheaper…

                Coincidentally was looking around at that district over the weekend just past. Can get brand new semi-d with pool, lift, marble for this price or land at low $800psf.

                  I think we are not very particular with the numbers. When we bought this HDB, we just see that the owner is a complete, decent family with healthy kids... so low expectation hor 😂

For units/house nos ending w 4, the seller TENDS (I didn't say always) to drop his SP a bit.

                      But if u can find a non-Chinese buyer, or a modern Chinese one, then no issue at all.
